A senior consultant in Hyderabad called us last quarter, mid-research. He was planning a ₹1.65 crore plot purchase in Gachibowli. He had spent two weekends researching plot loans across 8 different bank websites — and was now confused. *"Mangesh, every bank has slightly different rates, different LTV, different tenures. SBI says 10 years max, ICICI says 20 years, HDFC has special rates. How do I actually pick?"*

The honest answer is — for plot loans specifically, the bank pool is smaller than for home loans, and the differences between banks are *more meaningful*. Plot loan rates vary 100-200 bps across active lenders, tenure caps vary by 10 years, and LTV varies by 5-10 percentage points. Picking the right bank for plot loans matters more than for home loans, where major banks are more uniform.

## The Honest Pecking Order for Plot Loans

Across hundreds of plot loan files we've worked with, here's how the banks actually rank for plot loan customers in 2026:

### Tier 1: Most Active Plot Lenders

**1. State Bank of India (SBI Realty)**

- The dominant plot loan product in India by volume

- Especially strong for "Plot + Construction" combinations

- April 2026 rates: 9.45% - 9.85%

- Tenure: maximum 10 years (most conservative)

- Processing fee: 0.35% (lowest in market, capped at ₹10,000)

- LTV: up to 75% for select profiles

- Construction mandate: within 3 years of disbursement

SBI's strength is volume and trust. Weakness is the short 10-year tenure, which compresses loan size for a given EMI capacity.

**2. HDFC Bank**

- Strong plot loan product, integrated with home loan conversion

- April 2026 rates: 8.50% - 9.50% (most competitive among private banks)

- Tenure: maximum 15 years

- Processing fee: 0.50% + GST

- LTV: 70-75%

- Smooth conversion to home loan when construction begins

HDFC is the best balance of competitive rate, decent tenure, and reliable process. Top choice for most premium customers.

**3. ICICI Bank**

- Active plot lender with longest tenure offering

- April 2026 rates: 8.50% - 9.25%

- Tenure: maximum **20 years** (longest in market)

- Processing fee: 0.50% + GST

- LTV: up to 75% for premium customers

- Express Home Loan platform supports plot loan applications

ICICI's 20-year tenure is genuinely differentiated. For borrowers wanting maximum loan amount on given income, ICICI's tenure is the lever.

**4. PNB Housing Finance**

- Strong plot loan presence, particularly in tier 2 markets

- April 2026 rates: 8.99% - 10.50%

- Tenure: up to 20 years

- Processing fee: 0.50%

- More flexible on smaller-ticket plot loans (₹50 lakh - 1 crore range)

### Tier 2: Workable Plot Lenders

**5. Axis Bank**

- Plot loans available; smaller volumes

- April 2026 rates: 9.00% - 10.50%

- Tenure: maximum 15 years

- Processing fee: 0.50%-1%

- Workable for younger professionals

**6. LIC Housing Finance**

- Particularly active in tier 2 and tier 3 cities

- April 2026 rates: 9.20% - 10.50%

- Tenure: up to 15 years

- More flexible on Tier 2/3 city plot funding than mainstream banks

## How to Match the Bank to Your Plot Loan Profile

The right bank depends on five specific factors:

### Factor 1: Plot Loan Size

For most ₹2 Cr+ HNI plot purchases, the right pool is HDFC + ICICI + SBI Realty for parallel applications.

### Factor 2: Plot Location

**Tier 1 city approved layouts:** all major banks comfortable. Pick on rate.

**Tier 2 city approved layouts (Pune, Hyderabad outskirts, Coimbatore, etc.):** HDFC, ICICI, LIC HFL all workable.

**Tier 3 city / smaller market:** LIC HFL particularly strong; PSU banks like SBI for very small markets.

**Hometown / non-metro:** SBI's branch network advantage is real here. Local SBI branch with knowledge of the area lends more readily than distant private bank.

**Industrial park residential:** HDFC, ICICI selectively. Confirm specific project is on bank's approved list.

### Factor 3: Construction Timing

**Build immediately (12-18 months):** SBI Realty's plot + construction combo is purpose-built for this. Single application, integrated structure.

**Build in 2-3 years:** any major bank works. ICICI's 20-year tenure provides flexibility.

**Build later (4+ years):** difficult. Most banks have 3-year construction mandates. Consider building intent before applying.

**Pure investment (no construction):** plot loans not the right product. We covered this in post #90.

### Factor 4: Salaried vs Self-Employed

**Salaried:** all major banks workable. Standard frameworks.

**Self-employed (clean ITR):** HDFC, ICICI, SBI all workable. Document properly.

**Self-employed (variable income):** Bajaj Housing Finance's assessed income method helps here. ICICI HFC also flexible.

**Founder / business owner:** smaller bank pool. ICICI HFC, Bajaj HFL, sometimes selective NBFCs.

### Factor 5: Existing Banking Relationship

If you have a substantial relationship at a specific bank (premium banking, mutual funds, salary account):

- Apply at that bank first

- Relationship-based pricing typically beats fresh applications elsewhere

- Premium banking customers (HDFC Imperia, ICICI Wealth, Kotak Privy) get preferential plot loan terms

- Lowest absolute processing fees (0.35% capped at ₹10,000)

- Branch network advantage for tier 2/3 city plots

- Plot + construction combo product

- Strong for hometown plot purchases

**HDFC Bank (the balanced option):**

- Most competitive rates among private banks

- Mature underwriting; predictable processing

- Smooth plot-to-home loan conversion

- Best premium banking integration

**ICICI Bank (the tenure leader):**

- Longest tenure (20 years) — useful when maximum eligibility matters

- Express Home Loan platform supports plot loans

- Strong for younger borrowers wanting longer repayment

**PNB Housing Finance (the tier 2 specialist):**

- Strong tier 2 market presence

- Flexible on smaller-ticket plot loans

- Reasonable rates for the segment

**LIC Housing Finance (the non-metro specialist):**

- Particularly strong for tier 2/3 city plots

- More flexible on documentation

- Reliable for hometown plot purchases away from metros

## The Two-Bank Parallel Strategy

For most plot loan applicants, applying to 2 banks in parallel is the right approach:

### Why Two Banks

- Backup if one bank's process stalls

- Comparison of actual offers (not just headline rates)

- Insurance against single-bank rejection on documentation issues

Two parallel applications create ~2-3 weeks of additional work but typically save 25-50 bps on rate through competitive negotiation. On a ₹1.5 crore plot loan over 15 years, this saves ₹3-7 lakh in lifetime interest.

## What to Compare Beyond Rate

When evaluating offers, look at five components:

### Component 1: Rate (Obvious But Critical)

Plot loan rates vary 100-200 bps across active lenders. The lowest headline rate isn't always the best total deal, but rate is the largest cost factor.

### Component 2: Processing Fee

Plot loans typically have 0.35-1% processing fees + GST. On ₹2 crore loan, this is ₹7,000-22,000+ — material.

### Component 3: Tenure Available

For maximum eligibility, longer tenure helps. ICICI's 20 years vs SBI's 10 years can mean meaningfully different EMI affordability.

### Component 4: LTV Offered

70% vs 75% LTV on a ₹2 crore plot is ₹10 lakh more or less of loan. This affects your down payment requirement directly.

### Component 5: Construction Conversion Process

Plot loans typically convert to home loans when construction begins. The process varies:

- HDFC: smooth automatic conversion in their system

- SBI Realty: well-trodden path due to plot + construction product

- ICICI: workable but can have process friction

- Smaller HFCs: more complex; some require fresh application

For borrowers with definite construction plans, the conversion mechanic matters.

## Negotiation Levers Specific to Plot Loans

Three negotiation levers that work specifically for plot loans:

### Lever 1: Apply for Plot + Construction Combo

If you commit to construction within 18-24 months, ask the bank for combined "plot + construction" pricing. SBI Realty, HDFC, ICICI all have this; pricing is sometimes better than pure plot loan because banks see clearer end use.

### Lever 2: Leverage Existing Banking Relationship

Plot loans are higher-margin products for banks. Existing premium banking customers can extract 25-50 bps rate concession through relationship-based pricing.

### Lever 3: Use the Tenure-Rate Trade

Some banks charge slightly less for shorter tenures. If you can comfortably afford the higher EMI of a 12-year vs 15-year tenure, the rate differential of 10-15 bps can save meaningful interest.

## What I Told the Hyderabad Consultant

For the borrower I mentioned at the start, we mapped his factors:

- ₹1.65 crore plot in Gachibowli, approved layout

- Premium urban location (clean for any major bank)

- ₹4 lakh/month income, salaried, mid-career

- Plans to build within 24 months

- Existing HDFC banking relationship (NRE deposits, mutual funds)

**Bank pool narrowed to:**

- HDFC (existing relationship, urban plot expertise)

- ICICI (parallel application for competitive leverage)

- SBI Realty (option for plot + construction combo)

**Application strategy:**

- HDFC plot loan: 9.10% offered initially

- ICICI plot loan: 9.00% offered

- We used ICICI offer to negotiate HDFC down to 8.85%

**Final decision:** HDFC at 8.85%, 15-year tenure, ₹1.15 crore loan against ₹1.65 crore plot (70% LTV). His existing HDFC relationship made the conversion-to-home-loan process clean for when he begins construction in 24 months.

The 8 banks he had been comparing collapsed to a 2-bank shortlist (HDFC + ICICI) within 30 minutes of structured analysis. The 25 bps rate improvement vs his initial HDFC offer saves ~₹2.8 lakh over the 15-year tenure.

## Peaceful Loans's Advise

For plot loans, the bank pool is smaller and more meaningfully differentiated than for home loans. The right answer depends on your plot loan size, plot location, construction timing, salaried/self-employed status, and existing banking relationship.

For typical ₹1-3 crore HNI plot purchases in urban approved layouts, the right shortlist is **HDFC + ICICI + SBI Realty**. For tier 2/3 city plots, add **LIC HFL and PNB Housing Finance**. For self-employed borrowers, consider **Bajaj Housing Finance** as alternative.

Apply to 2 banks in parallel for competitive leverage. The 25-50 bps rate improvement from negotiation typically saves ₹3-10 lakh over the loan tenure for ₹2-3 crore loan sizes — well worth the additional 2-3 weeks of effort.

When comparing offers, look at rate + processing fee + tenure available + LTV offered + construction conversion process. The lowest headline rate isn't always the best total package.
