A senior product leader in San Francisco called us last quarter. He had just finished researching NRI home loans across 12 different bank websites for a ₹3.2 crore Bengaluru property. He was overwhelmed — *"Mangesh, every bank says they're 'best for NRIs.' Every bank claims competitive rates. How do I actually pick?"*

The honest answer is — for most NRIs, the meaningful pool narrows to 4-5 banks based on your country, profile, and property. The "best bank" question doesn't have a single answer, but with the right framework, the choice becomes much clearer.

This post is the practical map. Which banks actually serve NRIs well, what differentiates them, and how to pick the right one for your specific file.

## The Honest Pecking Order

Across hundreds of NRI files we've seen, here's how the banks actually rank for NRI home loans in 2026:

### Tier 1: Most Active and Process-Mature for NRIs

**HDFC Bank**

- Strong NRI desks across all major NRI geographies

- Tenure up to 30 years (one of the longest available)

- Mature documentation flow, less query churn

- Country-specific tiers (Middle East, UK, Singapore, Others)

- Strong relationship banking integration

- **Best for:** Salaried NRIs in tier-A countries (US, UK, Canada, Singapore, UAE)

**ICICI Bank**

- Express Home Loan platform with quick online sanction

- Strong NRI franchise covering 18+ countries

- Comfortable with both salaried and self-employed NRI cases

- Tenure up to 30 years for premium customers

- **Best for:** Tech-comfortable NRIs who value digital workflow; self-employed NRIs

**State Bank of India (SBI)**

- Largest bank for NRI loans by volume

- Particularly strong for Gulf-based NRIs

- Lower processing fees (0.35%) and competitive rates

- Women applicants get 5 bps concession

- **Best for:** Gulf NRIs (UAE, Saudi, Qatar, Oman, Kuwait, Bahrain); cost-conscious customers

### Tier 2: Workable for Specific Profiles

**Axis Bank**

- Decent NRI program, particularly for younger professionals

- Specific self-employed NRI product

- Slightly less efficient than HDFC/ICICI on documentation flow

- **Best for:** Mid-career salaried NRIs, established self-employed NRIs

**Kotak Mahindra Bank**

- Premium banking integration via Kotak Privy

- Best for HNI NRIs with substantial AUM relationship

- Higher loan amounts available for premium customers

- **Best for:** ₹5 Cr+ HNI NRI loans, customers wanting premium banking + home loan combined

### Tier 3: HFCs with NRI Programs

**LIC Housing Finance**

- Often the lowest rate option (8.10-8.95%)

- Long history of NRI lending

- More flexible on certain profiles

- **Best for:** Rate-sensitive customers who don't need premium banking integration

**Bajaj Housing Finance**

- Strong on assessed income methods (helpful for self-employed NRIs)

- Newer to NRI lending but expanding

- Slightly higher rates but more flexibility

- **Best for:** Self-employed NRIs whose ITR-based income is conservative

**ICICI HFC, Tata Capital HFC, Aditya Birla HFL**

- Workable for files banks may decline

- Higher rates but real funding

- **Best for:** Profiles that face friction at banks (founder, atypical property, smaller country)

### Tier 4: Smaller Lenders and Recent Entrants

Various smaller HFCs and NBFCs offer NRI loans. Generally relevant only when major lenders aren't a fit. Higher rates, smaller pool, more variability in service.

## How to Match the Bank to Your Profile

The right bank depends on six factors specific to you:

### Factor 1: Country of Residence

**US-based NRIs:** HDFC + ICICI typically the right pair. Both have mature US NRI desks. ICICI's Express Home Loan platform works particularly well for US time zones.

**UK-based NRIs:** HDFC + ICICI similarly. Some prefer SBI for the lower rate option.

**UAE/Gulf NRIs:** SBI + HDFC is the strongest pairing. SBI has dominant Gulf market share with deep operational experience.

**Singapore/Hong Kong NRIs:** HDFC + ICICI. Sometimes Kotak Privy if customer is in premium banking tier.

**Canada/Australia NRIs:** HDFC + ICICI. SBI also workable.

**Europe NRIs:** HDFC + ICICI. The pool narrows for less common European markets.

### Factor 2: Salaried vs Self-Employed

**Salaried NRIs:** HDFC, ICICI, SBI all comfortable. Pick based on relationship and rate.

**Self-Employed NRIs:** ICICI (Express platform handles self-employed), Bajaj Housing Finance (assessed income methods), or Axis Bank's specific self-employed NRI product.

**Founders / Business Owners:** ICICI HFC and Bajaj Housing Finance are more flexible than mainstream banks. Sometimes balance transfer to mainstream bank works after 18 months of clean repayment.

### Factor 3: Loan Size

**Up to ₹2 crore:** All major banks competitive. Choose based on rate and relationship.

**₹2-5 crore:** HDFC, ICICI, SBI most active. Some negotiation room on rates and fees at this size.

**₹5-10 crore:** HDFC, ICICI, SBI all comfortable. Premium banking discounts kick in. Kotak Privy becomes relevant.

**₹10+ crore:** Kotak Privy, SBI corporate banking, ICICI premium. Smaller pool, more bespoke processing.

### Factor 4: Property Type

**Premium urban apartment in approved project:** All major banks comfortable.

**Resale property in established building:** HDFC, ICICI, SBI all workable.

**Under-construction:** HDFC's project approval list is the broadest. ICICI similar. Smaller banks may have less coverage.

**Plot + construction:** SBI has the strongest plot loan + construction loan combination program.

**Atypical property (older, documentation gaps):** NBFCs (Bajaj Housing, Aditya Birla, Tata Capital) more flexible.

### Factor 5: Existing Banking Relationship

If you already have substantial AUM at a specific bank:

- **HDFC Imperia / ICICI Wealth / Kotak Privy customer:** Apply to that bank first; relationship-based pricing usually beats applying fresh elsewhere.

- **Existing salary account at SBI:** SBI gets advantage; consider HDFC as second option.

- **Heavy mutual fund investor at any bank:** Leverage that relationship for premium banking enrolment, then apply.

The relationship matters because banks have unwritten retention pricing they offer to high-AUM customers. Without the relationship, you start fresh in standard rate slabs.

### Factor 6: Speed Sensitivity

If your registration deadline is tight:

- **Fastest sanction times (when file is clean):** ICICI Express Home Loan, HDFC NRI desk

- **Slower but reliable:** SBI (more process-driven, less bespoke)

- **Mid-speed:** Axis Bank, Kotak

For 90-day registration windows, ICICI Express + HDFC NRI is the safest pairing. Slower banks force tighter timeline management.

## The Apply-to-2-Banks Strategy

For most NRIs, applying to 2 banks in parallel is the right approach:

**Why two banks:**

- Competitive leverage on rate negotiation

- Backup if one bank's process stalls

- Comparison of actual offers (not just headline rates)

- Insurance against single-bank rejection

**Why not three or more:**

- Too many simultaneous applications create CIBIL/credit inquiry concerns

- Coordination overhead increases

- Diminishing returns on competitive leverage

## Specific Things Each Bank Does Well

**HDFC Bank:**

- Property advisory services (legal/technical guidance pre-purchase)

- Strong premium banking integration (HDFC Imperia)

- Comprehensive Middle East desk for Gulf NRIs

**ICICI Bank:**

- Express Home Loan: fastest digital sanction in NRI segment

- Strong US NRI franchise

- Self-employed NRI product

- Comprehensive online portal post-disbursement

**SBI:**

- Lowest typical rates for matched profiles

- Largest physical branch network for property coordination via POA holder

- Particularly strong for Gulf-based NRIs (large Gulf customer base)

- Women applicants get rate concession

**Axis Bank:**

- Specific self-employed NRI product line

- Decent for UK/Europe NRI segment

**Kotak Mahindra:**

- Best for HNI NRIs with substantial AUM (Privy customers)

- Premium banking-integrated home loans

**LIC HFL:**

- Often lowest absolute rates

- Larger NRI loan book historically

- Good for rate-sensitive customers without premium banking needs

**Bajaj Housing Finance:**

- Assessed income methods (helps self-employed)

- Faster turnaround in some cases

- Higher rate but more flexibility

## What I Told the San Francisco Product Leader

For the borrower I mentioned at the start, we ran his specific factors:

- US-based, salaried, FAANG-tier employer

- 805 FICO, ₹3.2 crore property in Bengaluru (Brigade project, on every major bank's approved list)

- 9 years US, H-1B with Green Card processing underway

- Existing Indian banking relationship at HDFC (NRE account, mutual funds)

The pool narrowed to:

- **HDFC** (existing relationship, strong US NRI desk)

- **ICICI** (Express platform, parallel application for competitive leverage)

We helped him apply to both. HDFC offered 8.45%; ICICI offered 8.50%. We used ICICI's offer to negotiate HDFC down to 8.30% (citing his existing relationship and the parallel ICICI offer).

He took HDFC at 8.30%. The 12 banks he had been researching collapsed to a 2-bank shortlist within 30 minutes once we mapped his profile. The decision wasn't actually difficult — he just hadn't had a framework.

- **Gulf-based:** SBI + HDFC

- **Self-employed:** ICICI Express + Bajaj HFL or Axis

- **HNI ₹5 Cr+:** Existing premium bank + HDFC
