A senior accounts manager in Pune called us last quarter, mid-purchase. He had a ₹1.4 crore plot purchase scheduled for registration in 12 days. His HDFC plot loan had been sanctioned the prior week; he was wondering when exactly the bank would actually disburse funds. *"Mangesh, the seller wants to see funds in escrow before registration day. Will the bank pre-disburse? Or does disbursement only happen after registration? I'm getting different answers from different bank staff."*

The honest answer is — for plot loans, **disbursement timing is precisely tied to registration**, but the exact mechanics vary across banks and registration scenarios. Most banks disburse on or immediately after registration day to the seller's account, not before. Pre-registration "escrow disbursement" is rare and only available in specific bank arrangements. The seller's expectation of pre-funded escrow needs to be managed honestly.

This post is the practical map of plot loan disbursement timing. The actual mechanics, what to plan for, and how to coordinate with seller expectations cleanly.

## The Disbursement Sequence

For plot loans, disbursement follows specific sequence:

### Stage 1: Pre-Disbursement Compliance (Week Before Registration)

After loan sanction, before actual disbursement:

- Original property documents lodged with bank

- Stamp duty payment plan finalized

- Seller's bank account details captured by lender

- Mortgage creation paperwork prepared

- Borrower's down payment confirmed available

This typically happens 7-10 days before registration.

### Stage 2: Registration Day Coordination

On the actual registration day at sub-registrar's office:

- Borrower (or POA holder) present

- Seller present

- Property registered in borrower's name

- Sale deed signed and registered

- Stamp duty paid

Some banks have representative present; others coordinate remotely.

### Stage 3: Post-Registration Disbursement

After registration is completed:

- Bank receives copy of registered sale deed

- Bank verifies registration completed properly

- Mortgage created in bank's favor

- **Funds disbursed to seller's account within 24-72 hours**

Most banks disburse within 1-3 days of receiving registered documents.

### Stage 4: Mortgage Documentation Completion

After disbursement:

- CERSAI registration (within 30 days)

- Sub-registrar mortgage entry

- Original documents lodged with bank vault

- Loan account fully active

## What "Funds Disbursed" Actually Means

Three different bank disbursement mechanisms:

### Mechanism 1: NEFT/RTGS to Seller's Account (Most Common)

Bank transfers funds directly to seller's verified bank account:

- Standard for HNI plot loans

- Seller's account verified during pre-disbursement

- Typically completes within 24-48 hours of registration

### Mechanism 2: Demand Draft (DD) in Seller's Name

Bank issues DD that you (or POA holder) hand over to seller:

- Less common in modern banking

- Sometimes used for older sellers without strong banking

- DD physically presented at registration

### Mechanism 3: Escrow-Based Disbursement (Rare for Plot Loans)

Bank holds funds in escrow that release to seller upon registration:

- Available in specific bank arrangements

- More common for under-construction property than plot purchase

- Adds complexity but provides seller comfort

For most ₹1+ crore plot purchases: NEFT/RTGS to seller's account is standard.

## Why Pre-Registration Disbursement Is Rare

The chicken-and-egg problem in plot transactions:

### Bank's Position

Bank needs:

- Property registered in borrower's name (so mortgage can attach)

- Mortgage created in bank's favor (security for the loan)

Bank cannot disburse before these because:

- Without registration, no property exists in borrower's name to mortgage

- Without mortgage, no security for the loan

- Funds released without security = unsecured loan (against bank policy)

### Seller's Position

Seller wants:

- Funds confirmed before relinquishing ownership

- Reduce risk of registration without payment

These positions conflict. Three resolution approaches:

## How Banks and Sellers Resolve the Tension

Three common approaches:

### Approach 1: Same-Day Coordination

Most common:

- Registration completed in morning

- Bank receives registered documents (often via courier or POA)

- Disbursement initiated by afternoon/evening

- Funds in seller's account within 24 hours

Seller accepts 24-hour gap based on:

- Trust in established bank channels

- Sub-registrar entry as proof of registration

- Loan agreement evidence

### Approach 2: Bank Representative at Registration

For larger HNI transactions:

- Bank's officer present at sub-registrar

- Documents handed directly to bank representative

- Disbursement initiated immediately

- Funds in seller's account same day

Available for ₹3+ crore transactions or premium banking customers.

### Approach 3: Buyer's Demand Draft Bridges the Gap

For sellers requiring same-day funds:

- Buyer's down payment in DD form for handover

- Loan amount in separate DD prepared in advance

- Both DDs handed to seller at registration

- Bank's DD has post-dated effective date or escrow language

This is more complex but solves seller's same-day requirement.

## What I Saw With Different Bank Disbursement Practices

Banks vary in disbursement coordination quality:

### Faster Disbursement Banks

**HDFC Bank:**

- Strong post-registration disbursement process

- Same-day or next-day funds typical

- Good seller-side communication

**ICICI Bank:**

- Express Home Loan platform supports fast disbursement

- Digital coordination available

- 24-48 hour disbursement standard

### Standard Disbursement Banks

**SBI Realty:**

- Methodical 2-5 day disbursement post-registration

- Less digital, more documentation-heavy

- Reliable but slower

**Axis Bank:**

- 2-3 day disbursement typical

- Standard process

**LIC HFL, PNB Housing:**

- 3-5 day disbursement typical

- More document verification

For time-sensitive disbursement, HDFC and ICICI typically faster.

## What to Plan for Operationally

Five practical considerations:

### Consideration 1: Register Early in the Day

Schedule registration for morning slots:

- Allows full day for bank processing

- Documents reach bank same day

- Disbursement potentially same day

Late afternoon registrations push disbursement to next day minimum.

### Consideration 2: Bank Branch Working Days

Disbursement requires bank working day:

- Friday afternoon registration: disbursement Monday at earliest

- Saturday/Sunday registration: Monday/Tuesday disbursement

- Schedule registration for Monday-Thursday optimally

### Consideration 3: Inter-Bank Transfer Time

NEFT/RTGS to seller's account:

- RTGS: real-time during banking hours

- NEFT: 1-2 hour batch processing

- Time of initiation matters

### Consideration 4: Seller Communication

Set seller expectations honestly upfront:

- Bank disburses within 24-72 hours of registration

- Same-day disbursement possible but not guaranteed

- DD or upfront payment for portion may help

Don't promise same-day disbursement unless bank has explicitly confirmed.

### Consideration 5: Buffer for Unexpected

Plan for 2-3 day buffer between registration and seller confirmation of receipt. Unexpected delays happen (technical glitches, document re-verification, weekend timing). Don't tightly schedule subsequent activities (construction starts, etc.) immediately after.

## Common Disbursement Issues

Five recurring problems:

### Problem 1: Documentation Discrepancies Catch at Disbursement

Last-minute issues found:

- Mismatch between registered name and loan name

- Stamp duty calculation errors

- Mutation pending issues

These delay disbursement until resolved (1-7 additional days).

### Problem 2: Seller's Account Verification Issues

If bank verifies seller's account at last minute:

- Account may not match registered name

- Bank account may not be active

- Verification adds 1-2 days

**Prevention:** Bank-verify seller account 5-7 days before registration.

### Problem 3: Sub-Registrar Office Delays

Government office delays:

- Long queues on certain days

- System downtime

- Holiday schedules

Build buffer for sub-registrar timing uncertainty.

### Problem 4: Stamp Duty Payment Confirmation Delay

If stamp duty paid via challan:

- Bank may want confirmation of payment

- Receipt delays affect disbursement

- E-stamping smoother than physical

### Problem 5: Pre-Disbursement Conditions Not Met

Bank's sanction may have specific pre-disbursement conditions:

- Insurance policy purchase

- Specific document submissions

- Property tax current

## What I Told the Pune Accounts Manager

For the borrower I mentioned at the start, we coordinated his transaction:

**His situation:**

- ₹1.4 crore plot purchase scheduled in 12 days

- HDFC sanctioned, in pre-disbursement phase

- Seller wanted same-day disbursement (somewhat unrealistic)

**Coordination plan:**

**Days -12 to -7:**

- Confirmed seller's bank account with HDFC for verification

- Completed pre-disbursement conditions (loan cover insurance, etc.)

- Reviewed final sanction terms

**Days -7 to -3:**

- Stamp duty calculation finalized

- Mortgage paperwork prepared by HDFC

- Final document review

**Day -3:**

- Sub-registrar appointment confirmed for morning slot

- Buyer's down payment DD prepared

- Coordination call with HDFC, seller, sub-registrar

**Registration Day:**

- 9:30 AM registration started

- 11 AM completed

- Documents handed to HDFC representative present

- Disbursement initiated 12 PM

- **Funds in seller's account by 4 PM same day** (RTGS during banking hours)

- Same-day funds possible but not guaranteed

- 24-hour confirmation timeline as backup

- Down payment DD as immediate value transfer

**Outcome:** Same-day disbursement worked. Seller satisfied. Transaction closed cleanly.

The "different answers from different bank staff" framing reflected that disbursement timing depends on coordination quality, not absolute rules. With proper preparation, same-day was achievable.
