# What's the Maximum Plot Loan Amount Banks Will Approve?

A senior banker in Mumbai called us last quarter. He had identified a ₹6.5 crore plot in Alibaug for a custom weekend home. He earned ₹15 lakh/month gross at a premium investment bank, with substantial bonuses and AUM relationships. His tax advisor had told him *"banks will lend you whatever you ask for at your income level."* He was wondering how to actually structure the loan amount.

His question to me — *"Mangesh, is there really no upper limit for HNI plot loans? Should I just borrow as much as banks will offer?"*

The honest answer is — **there absolutely is an upper limit**, even for HNI customers. Plot loans have specific structural caps that bind well before income limits do. Different ceilings apply simultaneously (LTV, bank's internal cap, property value cap, tenure-based cap), and the most restrictive one wins. Plus, "should you borrow the maximum" is a different question from "what can you borrow" — both deserve thinking through.

This post is the practical map for plot loan upper limits — what determines the ceiling, where constraints actually bind for HNI files, and how to think about optimal loan size.

## The Five Ceilings That Apply

When asking "what's my maximum plot loan," five different ceilings apply simultaneously. The most restrictive one wins.

### Ceiling 1: LTV-Based Cap (Usually the Binding One)

Plot loan LTV caps:

- Most banks: 70% of plot value

- Some banks: up to 75% for premium customers

- Few NBFCs: 80% in specific cases

For a ₹6.5 crore plot: maximum loan at 75% LTV = **₹4.88 crore**.

For most HNI plot purchases, LTV is the binding constraint, not income.

### Ceiling 2: Bank's Internal Maximum Plot Loan Size

Major banks have internal caps on individual plot loan sizes:

| Bank | Typical Max Plot Loan |
| --- | --- |
| HDFC Bank | ₹5-7 crore for standard segment, higher case-by-case |
| ICICI Bank | ₹5-8 crore standard, ₹10+ crore for premium customers |
| SBI Realty | ₹5-10 crore (large bank, more flexible) |
| Axis Bank | ₹5 crore typical |
| Kotak (Privy) | ₹10-15 crore for premium banking customers |
| Bajaj Housing Finance | ₹5-7 crore |

For loans above ₹10 crore, the practical option is Kotak Privy (premium banking) or SBI corporate banking divisions. Below ₹10 crore, multiple banks options.

### Ceiling 3: Income-Based (FOIR) Eligibility

For HNI applicants, income-based eligibility usually doesn't bind:

For our Mumbai banker (₹15 lakh/month gross, ~₹9 lakh/month net):

- FOIR at 65%: ₹5.85 lakh/month EMI capacity

- 15-year tenure at 9.0%: **Income-based eligibility ~₹5.78 crore**

His income easily supported ₹5+ crore loan. But LTV cap (~₹4.88 crore on ₹6.5 cr plot at 75%) was the binding constraint.

### Ceiling 4: Tenure-Based Cap

Plot loan tenures typically end by age 60-65. For older borrowers:

- Age 50: maximum 15 years (loan must end by 65)

- Age 55: 10-12 years available

- Age 60: 5-7 years

Shorter tenure means higher EMI for given loan amount, reducing FOIR-based capacity.

### Ceiling 5: Property Value Cap (Some Banks)

A few banks have internal caps on property value they'll fund — typically ₹10-15 crore. For ₹15+ crore plots, the bank pool narrows significantly.

For most HNI plot purchases under ₹10 crore, property value cap doesn't bind.

## The Practical Maximum for HNI Customers

For HNI customers, the maximum plot loan is essentially:

**Maximum Loan = Plot Value × 0.75** (at premium customer LTV)

Subject to bank's internal cap and your income comfortably supporting EMI.

For typical HNI plot loan scenarios:

| Plot Value | Max Loan at 75% LTV | Income Required (Comfort) |
| --- | --- | --- |
| ₹2 crore | ₹1.50 crore | ₹2.5 lakh/month net |
| ₹3 crore | ₹2.25 crore | ₹3.5 lakh/month net |
| ₹5 crore | ₹3.75 crore | ₹5.5 lakh/month net |
| ₹7 crore | ₹5.25 crore | ₹7.5 lakh/month net |
| ₹10 crore | ₹7.50 crore | ₹10 lakh+ /month net |

For HNI customers earning ₹5+ lakh/month, plot loans of ₹3-5 crore are comfortably workable. Above ₹7-8 crore, the conversation moves to premium banking.

## What Happens at the Very High End (₹10+ Crore Plot Loans)

For very large plot loans, three things change:

### Change 1: Premium Banking Becomes Necessary

Standard NRI/HNI loan flows are calibrated for ₹2-5 crore loans. For ₹10+ crore plot loans:

- Kotak Privy banking

- HDFC Imperia

- ICICI Wealth Management

- SBI Premium Banking

These channels handle larger ticket sizes through senior credit officers and bespoke processing.

### Change 2: Process Becomes Bespoke

For ₹10+ crore plot loans:

- Senior credit officer involvement

- Sometimes head office approval

- Process timeline can extend by 4-6 weeks

- More detailed property and borrower analysis

### Change 3: Better Pricing Available

For loan sizes above ₹5 crore, rate concessions of 25-50 bps are commonly available. Above ₹10 crore, larger concessions become possible — sometimes 75-100 bps below standard rate cards.

For our Mumbai banker's potential ₹4.88 crore loan, we'd negotiate aggressively given his profile and AUM.

## The "Should You Borrow Maximum" Question

A different question from "what can you borrow." Three considerations:

### Consideration 1: Plot Loan Conversion to Home Loan

Plot loans typically convert to home loans when construction begins. The combined plot + construction loan can be substantially larger.

For ₹6.5 crore plot + ₹3 crore construction = ₹9.5 crore home loan eventually. Plan capacity for the *combined* loan, not just the plot loan.

### Consideration 2: Construction Phase Cash Flow

Construction phase typically requires ₹50-200K/month additional expenses (contractor coordination, materials, approvals). If your plot loan EMI is at maximum eligibility, you have no construction phase capacity.

### Consideration 3: Other Financial Goals

Maximum plot loan EMI may compete with:

- Children's education funds

- Retirement contributions

- Business investment capacity

- Liquid emergency reserves

For HNI customers, optimal plot loan is usually 70-85% of maximum eligibility, leaving comfortable margin for other goals.

## A Concrete Decision Framework

A simple way to think about your optimal plot loan:

**Step 1:** Calculate maximum eligibility (LTV cap + income capacity + bank cap)

**Step 2:** Identify your target plot loan as 70-85% of maximum

**Step 3:** Verify combined plot + construction commitment fits your cash flow

**Step 4:** Confirm other financial goals remain achievable

For HNI customers, the answer is rarely "borrow the maximum." It's usually "borrow what optimally serves your goals while preserving flexibility."

## What I Told the Mumbai Banker

For the borrower I mentioned at the start, we ran his actual situation:

**Plot purchase:**

- ₹6.5 crore Alibaug plot

- Maximum loan at 75% LTV: ₹4.88 crore

- His income supported ₹5+ crore eligibility

**Construction planning:**

- Custom weekend home: ~₹2.5 crore construction budget

- Total project: ₹9 crore

**Loan structure decision:**

- Plot loan: ₹4 crore (just over 60% LTV — leaving comfortable margin)

- His own funds for plot: ₹2.5 crore

- Construction: ₹1 crore from his funds + ₹1.5 crore additional financing later

**Why not maximum (₹4.88 crore)?**

- Construction phase would add ~₹1.5 crore additional debt

- Combined home loan post-construction: ₹5.5 crore

- Maximum solo plot loan would have left no room for construction commitment

- Lower plot loan preserves flexibility

We applied to Kotak Privy (his primary banking relationship) and HDFC in parallel:

- Kotak Privy offered 8.65% (premium banking + relationship pricing)

- HDFC offered 8.85%

- He took Kotak Privy at 8.65%

**Result:** ₹4 crore plot loan over 15 years at 8.65%. EMI: ₹3.97 lakh/month — well within his ₹9 lakh/month net income.

The "borrow maximum" advice was misplaced for his situation. Optimal loan was below maximum, preserving construction phase capacity.

## Peaceful Loans's Advise

There absolutely is an upper limit on plot loans. Five ceilings apply simultaneously: LTV cap (75% maximum), bank's internal plot loan limits (₹5-15 crore typical), income-based FOIR eligibility, tenure-based caps, and property value caps for very large plots. The most restrictive ceiling wins.

For HNI customers, **LTV usually binds before income does**. Maximum plot loan = plot value × 0.75 (at premium LTV).

For very large plot loans (₹10+ crore), premium banking channels (Kotak Privy, HDFC Imperia, ICICI Wealth) become necessary, with bespoke processing and better rate concessions available.
