# What Documents Do I Need for a Home Loan as Self-Employed?

There is a moment in every self-employed home loan journey that we have seen play out hundreds of times. The bank executive sends a checklist. The customer reads it. The customer calls back and says: *"This is too much. Are you sure I need all of this?"*

The honest answer is — yes, you do. And no, you can't shortcut it.

But here is what nobody tells you: **the order in which you submit documents matters as much as the documents themselves.** A well-organised file moves through underwriting in 7 days. A scattered file with the same documents takes 4 weeks and gets queried 3 times.

This post is the checklist we send our own ₹2 Cr+ ticket size customers — the same one our team uses internally to pre-screen files before they go to any bank.

## The Three Buckets of Documents

Every self-employed home loan file is built from three stacks, in this order:

1. **Identity & Address** — proves who you are

2. **Income & Business** — proves you can repay

3. **Property** — proves the asset is clean

Banks will ask for them all eventually. The question is only the sequence and the freshness.

## Bucket 1: Identity & Address

This is the smallest stack and the easiest to get wrong.

- **PAN Card** (mandatory, no substitute)

- **Aadhaar Card** (mandatory for KYC under current RBI norms)

- **Passport / Driving License / Voter ID** — one of these as additional photo identity

- **Recent passport-size photographs** — 3 to 4 copies, taken in the last 6 months

- **Address proof** — utility bill (electricity/gas) within last 2 months, or rent agreement, or property tax receipt

If your residential address on Aadhaar is different from where you currently live, this needs to be reconciled before submission. Banks will not move forward with mismatched addresses, and "I'll update Aadhaar later" is not an answer underwriters accept.

## Bucket 2: Income & Business — The Heart of the File

This is where 80% of the work sits, and where 80% of self-employed files get stuck.

### Personal Income Documents

- **ITR for last 3 years** with computation of income (the full set, not just acknowledgement). Each ITR should have the corresponding **Form 26AS** and **AIS (Annual Information Statement)**.

- **Audited Profit & Loss statement and Balance Sheet for last 3 years** — signed by your CA, with the CA's UDIN number.

- **Current year provisional financials** if you are applying after September of the financial year.

A common gap: ITR-V acknowledgement alone is not enough. Banks want the full ITR with all schedules, and they cross-check with 26AS for income consistency. Mismatches between ITR and 26AS are a serious red flag.

### Business Existence & Structure

This depends on what entity you are:

- **Sole Proprietorship:** Gumasta / Shop & Establishment license, GST registration certificate, Udyam (MSME) registration if applicable

- **Partnership Firm:** Partnership deed, registration certificate, PAN of firm

- **LLP:** LLP agreement, Certificate of Incorporation, designated partner KYC

- **Private Limited / Public Limited:** MOA, AOA, Certificate of Incorporation, latest list of directors and shareholders certified by CA/CS

- **Trust:** Trust deed, registration certificate, list of trustees and beneficiaries

For all of the above: **GST returns for the last 12 months**, professional certificates if applicable (Medical Council registration for doctors, Bar Council enrolment for lawyers, ICAI membership for CAs).

### Banking Documents

- **6 to 12 months of bank statements** — for both your personal account *and* your business current account, separately.

- Bank statements should be the **bank-stamped or e-statement with bank header**. Self-printed PDFs without bank seal are commonly rejected.

- If you have multiple business accounts, all of them need to come.

This is the most under-prepared part of self-employed files. We have seen ₹3 crore loan applications stall for two weeks because the borrower could not produce a clean 6-month statement of one current account they "rarely use."

### Existing Loan Documents

- **Sanction letters and latest statements** for every loan currently active in your name — business loan, working capital, vehicle loan, even credit card outstandings if material.

- This goes into the FOIR calculation. Hiding an EMI doesn't help — banks pull a CIBIL report that shows everything anyway.

## Bucket 3: Property Documents

This is the bank's risk on the asset, not on you. The list is heavy, but most of it comes from the seller or the builder, not from you.

### For an Under-Construction Builder Property

- Allotment letter and Builder-Buyer Agreement (BBA)

- Approved plan from the local development authority (BMC, MCGM, MMRDA, BDA, etc.)

- Commencement Certificate (CC)

- Occupation Certificate (OC) — when ready

- RERA registration of the project

- Demand letter from builder

- Receipts of payments already made to builder

- NOC from builder for mortgage

### For a Resale Property

- Chain of title documents — typically 30 years (this is the **Mother Deed** plus all subsequent sale deeds)

- Latest sale deed

- Approved plan

- Occupation Certificate

- Property tax receipts (last 3 years)

- Society NOC for transfer and mortgage

- Share certificate of the cooperative society (in cities like Mumbai, Pune)

- Index II

- Encumbrance certificate

### For a Plot + Construction Loan

All plot documents (sale deed, plan, conversion certificate) plus approved building plan, cost estimate from a registered architect, and stage-wise construction schedule.

## What Most People Forget

Three things consistently delay self-employed home loan files at our end:

**1. Unsigned or unstamped CA documents.** Your audited financials need the CA's signature, stamp, and UDIN. A scanned copy is not always accepted at sanction stage. Get hard copies ready.

**2. Old GST returns.** Banks want continuous GST filings for the period. If you missed filing for a quarter, it shows up immediately.

**3. Property NOC delays.** This is not in your control, but it is the single biggest cause of delays after sanction. Start the society NOC process the moment you start your home loan paperwork — not after sanction.

## The "No ITR" Workaround

We get asked this every week — *"Can I get a home loan without ITR?"*

The honest answer: traditional banks (SBI, HDFC, ICICI, Axis) — almost never. NBFCs and HFCs — yes, but with conditions:

- 12-24 months of clean bank statements showing consistent income

- Higher interest rate (1-2% premium)

- Lower LTV (60-70% instead of 75-90%)

- Existing customer relationship helps

This route exists. It is not pleasant but it is real. Just know what you are signing up for.

## A Practical Tip for Faster Sanction

Build a **single PDF dossier** organised in the three-bucket order above before you walk into any bank. Number the pages. Add a one-page index. Most underwriters in Indian banks are processing 30-40 files at a time — a clean, indexed file gets prioritised, period.

We do this for every customer file before submission. It is not glamorous work, but it consistently cuts processing time by 30-40%.
