# Buying your 3rd or 4th home? Your interest rate just got 0.25% to 1.25% higher and most people find out too late.

This question comes up almost every week from our customers. Someone is closing in on their third or fourth home and they've heard from somewhere that the rate will be different. By the time they call us, they're hoping there's a bank out there that will waive it. There usually isn't.

    

## Here's what's actually happening.

    

A third home onwards stops qualifying as a regular home loan. From the government's and RBI's point of view, you're no longer buying shelter — you're buying an investment vehicle. There's no incentive to subsidise speculation, so the discounted home loan rate goes away. What kicks in is **CRE — Commercial Real Estate pricing** — and the delta over a normal home loan rate is anywhere between **0.25% and 1.25%**, depending on the bank.

    

The qualifying rule is simple. It's based on ownership. If two homes are already on your name, jointly or singly, the third one attracts CRE. Doesn't matter if it's self-occupied or rented or empty.

    

> "Tell me a bank that will give me the lowest rate with a CRE waiver."

    

This is the default question we get. Almost no bank actually waives CRE. So the question itself is the wrong starting point.

    

## The Structural Fix

    

The real fix is structural, and it has to happen before you buy the first home, not the third.

    

What I see happen often — someone buys two small flats first. 30, 40, 50 lakh each. The plan is to flip them and upgrade to the dream home later. Both small flats get the cheaper home loan rate because they're loans #1 and #2. Then comes the 2-2.5 crore dream home. That one gets hit with CRE pricing because it's loan #3. **The biggest loan of your life, on the highest rate. Exactly the wrong way around.**

    

If you know upfront you're likely to own three or four properties over time, split the ownership between you and your spouse on individual names. Two on your name, two on your spouse's name. All four can be priced as regular home loans. No CRE.

    

This isn't tax planning or anything aggressive. It's just sequencing the ownership correctly so the bank treats each loan as a first or second home loan for that individual borrower.
