# Should I Take Fixed or Floating Rate on My Plot Loan?

A senior consultant in Bengaluru called us last quarter, mid-sanction. His ₹1.6 crore plot loan had been sanctioned at HDFC. The bank's relationship manager had given him a choice — floating rate at 8.95% or fixed rate at 9.45%. The 50 bps difference seemed small but he was unsure which to lock in. *"Mangesh, fixed gives me certainty but at higher cost. Floating saves money but with risk. Which is right for plot loans?"*

The honest answer is — for plot loans in 2026, **floating rate is structurally better than fixed rate in nearly every realistic scenario**. Three reasons make this almost a one-sided choice: (1) fixed rate carries 50-100 bps premium that compounds substantially over loan tenure, (2) the 2026 RBI rule eliminating prepayment penalties applies only to floating-rate loans (not fixed), and (3) historical Indian rate cycles have favored floating borrowers over multi-year horizons. The "fixed gives me certainty" framing sounds appealing but the cost of certainty is too high for the actual benefit.

## Why Floating Wins Almost Always

Three structural advantages:

Fixed rates carry premium for the certainty:

- Floating: 8.85-9.50% (April 2026)

- Fixed: 9.45-10.25% (50-100 bps premium)

For ₹1.6 crore loan over 15 years:

- Floating at 8.95%: total interest ~₹1.32 crore

- Fixed at 9.45%: total interest ~₹1.40 crore

- **Fixed costs ~₹8 lakh more in lifetime interest** — assuming rates stay constant

If rates fall over the tenure (which they have in long cycles), fixed costs even more.

### Advantage 2: 2026 Prepayment Penalty Elimination

RBI Pre-payment Charges Directions 2025, effective January 2026:

- Floating-rate loans for individuals: **zero prepayment penalty**

- Fixed-rate loans: **penalty per agreement may still apply**

For plot loans where prepayment is common (annual bonuses, surplus liquidity, balance transfer):

- Floating loan: prepay anytime without cost

- Fixed loan: 2-3% prepayment penalty typical = ₹3-5 lakh on ₹1.5 crore loan

This single regulatory change makes floating substantially more flexible than fixed.

### Advantage 3: Indian Rate Cycle History Favors Floating

Indian repo rate history (2010-2026):

- 2014: 8.00%

- 2018: 6.25%

- 2020: 4.00% (COVID-era low)

- 2022: 5.40%

- 2024: 6.50%

- 2026 (current): 5.25%

Average over 16 years: ~6.0%. Compared to current 5.25%, rates are below long-term average.

For floating-rate borrowers:

- Periods of rate cuts directly reduce EMI

- Periods of rate hikes increase EMI but typically reverse

- Long-term net effect typically beneficial

## When Fixed Rate Could Make Sense

Three rare scenarios:

### Scenario 1: Rate Outlook Strongly Hawkish

If you specifically anticipate sustained rate increases over your loan tenure:

- Fixed locks in lower current rate before increases

- Provides protection against scenario specifically

For 2026 conditions (post-rate-cut cycle, broadly stable outlook), this scenario doesn't apply. Future cycles may differ.

### Scenario 2: Very Predictable Cash Flow Required

For specific situations where EMI predictability is genuinely valued more than cost:

For most HNI borrowers with adequate income flexibility, this scenario rarely applies.

### Scenario 3: Short Tenure Plot Loan

For very short plot loans (5-7 years), the rate certainty over short period:

- Fewer rate cycles to navigate

- Total interest impact smaller

- Premium less burdensome

For typical 15-year plot loans, this scenario doesn't apply.

## The Math With Different Rate Scenarios

For ₹1 crore plot loan over 15 years, comparing fixed at 9.45% vs floating starting at 8.95%:

### Scenario A: Rates Stay Constant Throughout

- Fixed: total interest ₹95.5 lakh

- Floating: total interest ₹82.6 lakh

- **Floating saves ₹12.9 lakh** purely from lower starting rate

### Scenario B: Rates Fall 50 bps After 3 Years

- Fixed: ₹95.5 lakh (unchanged)

- Floating: ~₹78 lakh (reduced after rate cut)

- **Floating saves ₹17.5 lakh**

### Scenario C: Rates Rise 50 bps After 3 Years

- Fixed: ₹95.5 lakh (unchanged)

- Floating: ~₹86 lakh (increased after rate hike)

- **Floating still saves ₹9.5 lakh** — even with rate increase, starting rate advantage dominates

### Scenario D: Rates Volatile (Up 100 bps Then Down 100 bps)

- Fixed: ₹95.5 lakh

- Floating: ~₹83 lakh (averaging out)

- **Floating saves ₹12.5 lakh**

In nearly all realistic scenarios, floating wins the cost game.

## What "Floating Rate Risk" Actually Looks Like

Borrowers worry about floating rate volatility. Honest reality:

### Typical Rate Movements

- 25-50 bps changes per RBI MPC meeting (every 2 months)

- Most quarters: no change or small change

- Occasional larger moves during specific cycles

### EMI Impact of Rate Changes

For ₹1 crore plot loan over 15 years remaining:

- 25 bps rate increase: EMI rises ~₹1,500/month

- 50 bps increase: EMI rises ~₹3,000/month

- 100 bps increase: EMI rises ~₹6,000/month

For HNI borrowers earning ₹3-5+ lakh/month, even a 100 bps rate increase produces manageable EMI changes.

### Banks Allow EMI vs Tenure Adjustment

When rates rise, you can choose:

- Same EMI, longer tenure

- Higher EMI, same tenure

For most HNI borrowers, slightly longer tenure absorbs rate increases without monthly cash flow stress.

### Long-Term Smoothing

Over 15-year tenure, rate cycles smooth out. Some periods you pay less than fixed; some periods more. Net average typically below fixed rate's premium pricing.

## The Specific Recommendation for Plot Loans

For plot loans in 2026 conditions:

### For Standard HNI Borrower

**Take floating rate. Don't pay premium for fixed.**

Reasoning:

- 50-100 bps premium too expensive

- 2026 prepayment penalty elimination is huge advantage for floating

- Rate cycle uncertainty manageable for HNI cash flows

- Long-term rate trends favor floating

### For Specific Edge Cases

Fixed rate may be considered if:

- Loan tenure under 5 years (short cycle)

- Specific cash flow predictability requirement

- Strong personal conviction about specific rate cycle scenario

For 95%+ of plot loan borrowers: floating is the answer.

## Hybrid Structures (Limited Availability)

Some banks offer:

### Hybrid 1: Initial Fixed, Then Floating

- Fixed for first 3-5 years

- Converts to floating thereafter

**Implications:**

- Premium during fixed period

- Often complex prepayment treatment

- Rarely advantageous

### Hybrid 2: Floating With Cap

- Floating rate but capped at ceiling (e.g., 11%)

- Cap protects against extreme increases

**Implications:**

- Premium for cap protection

- May not be necessary given typical rate movements

### Hybrid 3: Floating With Reset Period

- Floating rate fixed for 1-3 year periods

- Resets at intervals

**Implications:**

- Less common in plot loans

- Operational complexity

For most plot loans, simple floating structure is right.

## How to Compare Fixed vs Floating Offers

When evaluating bank offers:

### Step 1: Compute Both Total Interest

For your specific loan amount and tenure:

- Floating rate total interest (assuming current rate stays)

- Fixed rate total interest

The gap is what fixed certainty costs you.

### Step 2: Stress Test Floating Scenarios

Compute floating total interest if:

- Rates stay constant

- Rates rise 50 bps and stay

- Rates rise 100 bps and stay

- Rates fall 50 bps and stay

If floating costs less than fixed even in moderate rate increase scenario: take floating.

### Step 3: Factor 2026 Prepayment Advantage

For floating: prepayment cost zero (2026 onwards)

For fixed: prepayment penalty may apply (per agreement)

If you anticipate prepayment activity: floating's flexibility worth substantial premium.

### Step 4: Consider Your Risk Tolerance

If 100 bps EMI increase would create real financial stress:

- Maybe consider fixed

- Or take smaller loan with floating (cleaner solution)

For HNI borrowers with adequate cash flow buffer: floating with confidence.

## What I Told the Bengaluru Consultant

For the borrower I mentioned at the start, we ran his comparison:

**His situation:**

- ₹1.6 crore plot loan offered

- Floating: 8.95% (current)

- Fixed: 9.45% (50 bps premium)

- 15-year tenure

**Math comparison:**

**Floating at 8.95% (assuming stable rates):**

- EMI: ₹1.61 lakh/month

- Total interest: ₹1.30 crore

**Fixed at 9.45%:**

- EMI: ₹1.66 lakh/month

- Total interest: ₹1.39 crore

**Difference: Fixed costs ₹9 lakh more in lifetime interest, plus higher monthly EMI throughout.**

**Stress testing floating:**

- If rates rise 50 bps in year 3: floating still saves ~₹6 lakh vs fixed

- If rates rise 100 bps in year 5: floating costs roughly same as fixed

- If rates fall (as has happened in cycles): floating saves substantially more

**Prepayment consideration:**

- He planned annual bonus prepayments of ₹15-20 lakh

- Floating: no penalty for prepayments

- Fixed: 2% penalty = ₹30-40K per prepayment

**Recommendation: Floating without hesitation**

He took floating at 8.95%. EMI ₹1.61 lakh/month — comfortable on his ₹4.2 lakh income (38% — at upper end of comfort but workable for HNI segment).

Over 18 months since taking the loan, RBI has cut rates 75 bps. His current EMI on the floating loan is ₹1.55 lakh — direct savings without him doing anything. He's also made ₹35 lakh of bonus prepayments without any penalty (would have cost ₹70K under fixed).

The "fixed gives me certainty" appeal was misplaced for his situation. Floating's lower cost + flexibility + 2026 prepayment rule made the choice clear.

- Tenure flexibility absorbs increases if needed

Fixed rate may make sense only in rare edge cases:

- Loan tenure under 5 years

- Specific cash flow predictability requirement

- Strong conviction about specific rate cycle scenario

For 95%+ of plot loan borrowers, **take floating. Don't pay premium for fixed.**

When evaluating bank offers, compute total interest for both options, stress test floating across rate scenarios, and factor the 2026 prepayment advantage. In virtually every realistic scenario, floating produces lower total cost and better flexibility.
