A senior practicing chartered accountant in Mumbai called us last quarter. He had been running his own practice for 8 years, with annual ITR averaging ₹35 lakh net taxable income. He had identified a ₹1.6 crore plot in Karjat. His banker friend had told him *"plot loans for self-employed are much harder than for salaried, expect lower amount and higher rate."* He was wondering whether to even try, or just sell some equity holdings to fund the purchase outright.

His question to me — *"Mangesh, is the self-employed plot loan really that much worse than salaried? My income is documented and stable — what's the actual difference in practice?"*

The honest answer is — yes, plot loans for self-employed borrowers are **structurally more conservative than for salaried**, with three specific differences: tighter eligibility (banks discount declared income more aggressively), higher rate (typically 25-50 bps premium over salaried), and longer documentation. But "much harder" overstates it — for self-employed borrowers with clean ITR history and reasonable loan size relative to income, plot loans are very workable. The friend's "expect rejection" framing is misplaced for solid profiles.

- Founder/business owner: ~50-100 bps above salaried

For ₹1.6 crore plot loan over 15 years:

- Salaried rate: 8.95%

- Self-employed rate: 9.20%

- 25 bps difference = ~₹3 lakh additional interest over 15 years

### Difference 3: Longer Documentation

Self-employed file requires more documentation:

- 3 years of ITR with computation

- 3 years of audited financial statements

- Business registration documents

- Business + personal bank statements

- GST returns (if applicable)

- Auditor certification

Total document set: 50-80 documents vs 25-40 for salaried.

## What Banks Look For in Self-Employed Files

Five specific factors:

### Factor 1: Stability of Income Track Record

Banks heavily weight consistency:

- 3+ years of ITR (essential)

- Stable or growing income trend (no volatility)

- Same business throughout (no major pivots)

For our CA: 8 years of consistent practice income — strongly positive.

### Factor 2: Type of Self-Employment

Banks rank self-employed types:

**Tier A (Most Acceptable):**

- Practicing chartered accountants, doctors, lawyers, architects

- Established consultants with corporate clients

- Mature businesses with stable revenues

**Tier B (Workable):**

- Smaller businesses with 5+ years history

- Independent professionals (writers, designers, etc.)

- Trader/distributor businesses with stable margins

**Tier C (More Difficult):**

- Recently launched businesses (under 3 years)

- Highly variable income businesses (commission-based, freelance)

- Startups or businesses in transition

### Factor 3: Business Documentation Quality

Banks assess documentation hygiene:

- Audited financials by recognised CA firms (preferred)

- GST registration and regular filings

- Professional license and registrations

- Business banking discipline (separate accounts, regular flows)

### Factor 4: Personal Asset Position

Strong personal asset position offsets some self-employed risk:

- Substantial liquid investments

- Other property holdings

- Professional credentials and reputation

For HNI self-employed customers, asset position can be more important than income recognition for the practical loan outcome.

### Factor 5: Existing Banking Relationships

Premium banking customer status (HDFC Imperia, ICICI Wealth, etc.) helps significantly:

- Banks value existing relationship

- May apply more flexible underwriting

- Better rate concessions available

## What's Realistic for Self-Employed Plot Loans

Concrete examples for typical self-employed profiles:

### Profile 1: Established CA / Doctor With ₹35-40 Lakh Annual ITR

- Annual ITR: ₹35-40 lakh

- After 25% discount: ₹26-30 lakh effective income

- Monthly effective: ~₹2.5 lakh

- FOIR at 50%: ₹1.25 lakh EMI capacity

- 15-year tenure at 9.20%: **Eligibility ~₹1.21 crore**

### Profile 2: Self-Employed Consultant With ₹50-60 Lakh ITR

- Annual ITR: ₹50-60 lakh

- After 25% discount: ₹37.5-45 lakh effective

- Monthly effective: ~₹3.5 lakh

- FOIR at 55%: ₹1.93 lakh EMI capacity

- 15-year tenure at 9.20%: **Eligibility ~₹1.87 crore**

### Profile 3: HNI Business Owner With ₹1+ Crore ITR

- Annual ITR: ₹1+ crore

- After 30% discount: ₹70 lakh effective

- Monthly effective: ~₹5.8 lakh

- FOIR at 60%: ₹3.5 lakh EMI capacity

- 15-year tenure at 9.10%: **Eligibility ~₹3.4 crore**

For most established self-employed professionals, plot loans of ₹1-3 crore range are workable.

## Banks Most Active for Self-Employed Plot Loans

Different banks have different self-employed appetite:

### Tier 1: Self-Employed Friendly

**HDFC Bank:**

- Mature self-employed underwriting

- Standard rate premium (25 bps)

- Good for established professionals

**ICICI Bank:**

- Strong self-employed file processing

- Up to 20-year tenure

- Variable rate slabs based on profile

### Tier 2: Workable for Self-Employed

**SBI Realty:**

- Standard self-employed treatment

## How to Strengthen a Self-Employed Plot Loan File

Six concrete actions:

Many self-employed under-declare income for tax savings. For loan purposes, higher declared income directly increases eligibility:

- Don't rely on minimal tax declarations

## What Often Goes Wrong

Five recurring issues:

### Issue 1: ITR Showing Inadequate Income

Self-employed who heavily under-declare income face severe eligibility limits even when actual cash flow supports much larger loans.

**Fix:** Plan ITR strategy 18-24 months before plot loan application. Optimize between tax savings and loan eligibility.

### Issue 2: Variable Income Without Pattern

Highly volatile annual income (₹50L year, ₹15L year, ₹40L year) confuses banks. They average down to lowest year for safety.

Bank statements showing unexplained large credits/debits create scrutiny:

- Personal expenses through business account

- Inter-account transfers without clear purpose

- Cash deposits without source documentation

**Fix:** Maintain clean banking discipline 12+ months pre-application.

### Issue 4: Recently Established Practice/Business

Self-employed with under 3 years of independent practice face structural difficulty. Banks want established track record.

**Fix:** If recently transitioned from salaried to self-employed, wait 3 years for full ITR history before plot loan application.

### Issue 5: GST Issues or Tax Compliance Problems

GST registration delays, late filings, or tax compliance issues create file problems:

- Banks pull GST records during due diligence

- Late filings trigger questions

- Pending tax issues can disqualify

**Fix:** Address all tax compliance issues 6+ months before plot loan application.

## What I Told the Mumbai CA

For the borrower I mentioned at the start, we ran his actual file:

**His situation:**

- 8 years practicing CA

- Annual ITR average: ₹35 lakh net taxable income

- ₹1.6 crore plot in Karjat

- Loan need (70% LTV): ₹1.12 crore

- Strong premium banking at HDFC

**Eligibility check:**

- After 25% discount on ₹35L = ₹26 lakh effective

- Monthly effective: ₹2.17 lakh

- FOIR at 50%: ₹1.08 lakh EMI capacity

- 15-year tenure at 9.20%: **Eligibility ~₹1.05 crore**

**Issue:** His ₹1.12 crore loan need was just above standard self-employed eligibility math.

**Workaround analysis:**

**Option A: Reduce loan to ₹1.05 crore, fund balance from savings**

- Slight increase in down payment

- Workable

**Option B: Apply at FOIR 55% (premium customer)**

- Push for premium banking flexibility

- Eligibility increases to ~₹1.15 crore

- Within ₹1.12 crore need

**Option C: Add spouse co-applicant (she earned ₹1.4L/month salaried)**

- Combined income substantially higher

- Eligibility well above need

- More comfortable structure

**Recommendation: Option C — Joint with spouse**

We applied to HDFC and ICICI in parallel:

- HDFC offered 9.15% as joint application

- ICICI offered 9.10%

- He took ICICI

**Outcome:**

- ₹1.12 crore plot loan at 9.10% over 15 years

- EMI: ₹1.15 lakh/month — comfortable on combined income (₹3.5+ lakh effective)

- Construction planned in 24 months for weekend retreat

The friend's "expect rejection" framing was unnecessarily pessimistic. Self-employed file with strong profile + spouse co-applicant produced clean approval at competitive rate.
