A senior business owner in Pune called us last quarter, weighing options. He was considering two plot purchases for very different purposes — a ₹1.8 crore residential plot in Wagholi for a future family home, OR a ₹2.4 crore commercial plot in Hinjewadi business district for setting up his consulting practice's permanent office. He'd assumed both would have similar plot loan structures. His banker had told him *"commercial plot loans are completely different — different rates, different LTV, different documentation. Don't think of them the same way."*

His question to me — *"Mangesh, how different is commercial plot loan from residential? My bank made it sound like a totally separate product. Is that overstated?"*

The honest answer is — **commercial and residential plot loans are genuinely different products** with different lending frameworks, regulatory treatment, and economics. The banker wasn't overstating. Documentation effort is approximately 2-3x residential plot loan files.

### Difference 5: Tax Treatment

**Residential plot (post-construction):**

- Section 24(b) interest deduction

- Section 80C principal deduction

- Standard housing tax framework

**Commercial plot:**

- Interest deductible as business expense (against business income)

- No Section 24 limit (full interest deductible against business income)

- Specific use plan for the property

Commercial property verification more thorough:

- Commercial property valuation methodology

### Step 4: Conservative Underwriting Process

Commercial files take longer:

- 12-16 weeks typical timeline

- Multiple committee approvals

- Detailed risk analysis

### Step 5: Specialized Loan Agreement

Commercial loan agreements have specific clauses:

- Use restrictions

- Lease audit requirements (if leasing)

## What I Told the Pune Business Owner

For the borrower I mentioned at the start, we worked through both options:

**Option A: Residential plot (Wagholi, ₹1.8 crore for future family home)**

- Loan: ₹1.26 crore at 9.10% over 15 years

- EMI: ₹1.29 lakh/month

- Down payment: ₹54 lakh + closing ₹14 lakh = ₹68 lakh upfront

- Future family home; construction in 36 months

**Option B: Commercial plot (Hinjewadi, ₹2.4 crore for office)**

- Loan: ₹1.44 crore at 11.0% over 10 years

- EMI: ₹1.99 lakh/month

- Down payment: ₹96 lakh + closing ₹22 lakh = ₹1.18 crore upfront

- Permanent office construction in 18 months

- Business expense interest deduction available

**Comparison:**

**His business situation:**

- ₹85 lakh annual ITR

- Currently paying ₹2.5 lakh/month rent for current office

- 30% tax bracket

**Recommendation: Commercial plot for office, residential plot deferred**

Reasons:

- ₹1.99 lakh EMI replaces ₹2.5 lakh/month rent

- Tax benefit on interest substantial (~₹3.5 lakh/year)

- Business equity builds vs continuing rent

- Family home can be deferred 24-36 months

He proceeded with commercial plot purchase. Office construction will begin in 18 months. Family home plot postponed to 2027 timeline.

The "completely different products" framing was accurate. Each has its place; for his specific situation, commercial was right despite higher costs because of business cash flow alignment and tax efficiency.
