# NRI Home Loan Rejected? Common Reasons and How to Fix Them

A senior consultant in Dubai called us last quarter, frustrated. He had been rejected by two Indian banks for a ₹3 crore NRI home loan despite earning AED 65,000/month, having 9 years in UAE, and 800+ FICO equivalent. The banks had given him vague reasons — *"credit policy," "documentation queries," "file not approved at this stage."*

His question — *"Mangesh, what could possibly be wrong with my file? My profile is strong by every metric I know."*

When we worked through his file, three specific issues surfaced — none of which the banks had clearly communicated. Documentation gaps in his POA, a negative-listed property due to old society litigation, and recent multiple credit inquiries triggering "credit hunger" flags.

NRI loan rejections are rarely about the borrower's quality. They're almost always about specific, fixable issues that banks don't volunteer because they want to keep their reasons vague (regulatory and competitive caution).

This post is the practical map. The actual reasons NRI loans get rejected, and how to diagnose and fix each.

## How Banks Communicate Rejections (Or Don't)

Indian banks rarely use the word "rejected" formally. Three actual outcomes:

**Soft rejection:** Bank stops responding, asks for additional documents indefinitely, says "still in process" for 4+ weeks. Most common.

**Conditional sanction:** Bank issues sanction with conditions you can't easily meet — much higher rate, much lower amount, requirement of larger co-applicant. Effectively a rejection.

**Formal rejection:** Bank issues formal letter explaining the reason. Less common, usually for files with serious issues.

For NRI loans specifically, soft rejection is overwhelmingly common because banks don't want to commit to formal rejection that could be challenged or trigger regulatory questions about NRI lending policies.

## The 12 Most Common NRI Rejection Reasons

Across hundreds of NRI files we've seen rejected, the issues cluster around twelve recurring causes. Most are fixable.

### Reason 1: Country Risk Classification

Banks maintain internal country risk lists. NRIs from countries facing:

- Sanctions risk

- Currency convertibility issues

- Political instability

- Visa stability concerns

...face conservative underwriting or outright rejection.

**Tier-A countries (US, UK, Canada, Australia, EU, Singapore, UAE, Saudi Arabia, Qatar, etc.):** clean processing, no country-based concerns.

**Tier-B and watch-list countries:** may face premium pricing, reduced LTV, or rejection at some banks.

**Fix:** If you're in a less common NRI market, apply to banks with broader country coverage (HDFC, ICICI, SBI). NBFCs sometimes accept files banks decline due to country risk.

### Reason 2: Insufficient Visa Residual Validity

Most banks want at least 18 months of remaining visa validity at application time. If your H-1B / work permit / residence visa expires within 12 months without extension filed, this is a real issue.

**Fix:** Get visa extension filed (and confirmation letter from employer/government) before applying. Even a "filing receipt" is usually accepted.

### Reason 3: International Credit Score Issues

NRI files require an international credit report (FICO in US, Experian UK, Equifax Canada, etc.). Issues that trigger rejection:

- Score below 700

- Recent late payments

- Recent multiple credit applications (looks like "credit hunger")

- Bankruptcy or settlement on file

- Insufficient credit history (less than 24 months)

**Fix:** Pull your international credit report 90 days before applying. Address issues — pay down balances, dispute errors, avoid new credit applications. If score is below 720, wait 6 months for it to improve.

### Reason 4: Foreign Employer Concerns

Banks classify foreign employers similar to Indian Cat A/B/C system:

- Cat A (premium): top tech, consulting, finance, established multinationals

- Cat B: mid-tier multinationals, smaller established firms

- Cat C: small foreign employers, recent startups, unknown firms

Cat C employers face conservative underwriting. Some banks won't accept files from very small foreign firms.

**Fix:** If your employer is small/unknown, provide additional documentation (company financial filings, public revenue figures, employment continuity proof) to demonstrate stability.

### Reason 5: Variable Income Volatility

If your foreign salary has high variable component (RSU vesting, bonuses) and the components have been declining or unpredictable, banks discount income aggressively — sometimes to the point where the file falls below eligibility threshold.

**Fix:** Document variable pay structure carefully (HR letters, vesting schedules, bonus history). If income is genuinely volatile, target a smaller loan that fits your *base salary alone* without variable components.

### Reason 6: POA Documentation Issues

This is the most common NRI-specific rejection reason. Common POA problems:

- Generic "general POA" rejected at registration (need property-specific POA)

- POA not properly attested at Indian Consulate

- POA not registered in India before bank tries to process

- POA holder unavailable or unresponsive

- POA expired or near-expired

**Fix:** Get POA professionally drafted by Indian property lawyer specifying the exact property, lender bank, and authorities needed. Execute at Indian Consulate, apostille (if needed), and register in India *before* you submit the loan application.

### Reason 7: Property-Side Issues

Banks reject NRI files for property-side reasons that have nothing to do with the borrower:

- Property in a building flagged on bank's "negative list"

- Title chain gaps (especially older buildings)

- Society NOC pending or disputed

- Project not on bank's approved list

- Outstanding municipal dues

- Pending litigation on the property

**Fix:** Ask for the *specific* reason in writing. If property-side, you can sometimes get the property re-evaluated or apply with a different bank with a different approved-project list. Your POA holder needs to be active in resolving any society-side issues.

### Reason 8: Multiple Recent Inquiries

If you applied to 4+ banks in the last 60-90 days, your CIBIL/international credit shows multiple hard inquiries. This looks like credit hunger and triggers rejection at some banks.

**Fix:** Apply to maximum 2 banks at a time. Wait 30-45 days between application waves. Be selective rather than scattering applications.

### Reason 9: Income Documentation Mismatches

Common documentation issues:

- Foreign salary slips don't match bank statement credits

- Foreign tax returns show different income than salary slips

- Salary in foreign currency converted at unusual exchange rates

- Bonus history inconsistent with HR letter

**Fix:** Reconcile all income documents before submitting. If genuine differences exist, prepare written explanation upfront.

### Reason 10: Insufficient Indian Banking Architecture

If you don't have NRE/NRO accounts established (or accounts are dormant), banks can't easily underwrite the NRI loan. Without proper account setup, the file structurally doesn't fit their NRI loan template.

**Fix:** Open NRE + NRO accounts at the lender bank or your primary banking relationship at least 3-6 months before applying. Show some activity in the accounts.

### Reason 11: Employment Verification Failures

Banks verify employment via phone calls to your foreign HR. If:

- HR doesn't respond promptly

- HR confirms different employment dates than your declaration

- HR cannot confirm role/salary you stated

...the file is parked or rejected.

**Fix:** Inform your HR in advance about expected verification calls. Provide HR's direct contact information. Be available yourself for follow-up if HR can't respond.

### Reason 12: FOIR Calculation Issues

Even with strong income, if you have substantial foreign country EMIs (US car loan, UK mortgage on rental, etc.) or recent Indian credit obligations, your FOIR may exceed bank's threshold.

**Fix:** Calculate your FOIR including foreign EMIs before applying. Pre-clear small EMIs if FOIR is tight. Consider a smaller loan that fits your post-EMI capacity.

## Specific NRI Rejection Patterns by Country

Some country-specific patterns:

### US-Based NRIs

Most rejections come from:

- Recent job changes (especially within 6 months)

- Multiple state tax filings causing income confusion

- W-2 vs 1099 confusion (some employers use mixed structures)

- FICO below 720 due to high credit card utilisation

### UK-Based NRIs

- P60 not matching salary slips

- Self-Assessment income from rental/freelance not properly disclosed

- Tier 2 visa transition periods

- British nationals with Indian origin (need OCI documentation)

### UAE/GCC-Based NRIs

- Salary certificates without proper Arabic + English bilingual format

- Mid-job-change applications (UAE has 2-month notice + transition periods)

- Tenancy contract not in applicant's name (residence proof issues)

- Free zone entity employer not on bank's accepted list

### Singapore-Based NRIs

- IR8A vs CPF discrepancies

- Tax exemptions on certain expat allowances complicating income picture

- High variable component in finance/consulting roles

## What to Do After a Rejection

A structured 5-step recovery sequence:

### Step 1: Get the Specific Reason in Writing

Banks don't volunteer this. Email your relationship manager directly:

*"Could you please share in writing the specific reason my application [reference number] was not approved? I would like to address the underlying issue before reapplying."*

If verbal, ask for written confirmation. Some banks resist but will respond if pushed politely.

### Step 2: Don't Apply to Another Bank Immediately

Each application is a hard credit inquiry. Multiple inquiries in 60 days hurt your file further. Wait at least 45-60 days, *and only after fixing the underlying issue*.

### Step 3: Fix the Cause

Match the rejection reason to the appropriate fix from the list above. Most issues take 4-12 weeks to fix:

- POA issues: 4-8 weeks to redraft + re-execute

- Credit score issues: 3-6 months to materially improve

- Documentation issues: 2-4 weeks to compile properly

- Property issues: variable, sometimes need to change property

### Step 4: Consider an NBFC for Workaround

Some files that banks decline can be approved by NBFCs (Bajaj Housing Finance, Tata Capital HFC, LIC HFL) at slightly higher rates. NBFCs are sometimes more flexible on:

- Country risk

- Variable income discounting

- Smaller employer profiles

- Properties that need closer evaluation

Once you have 12-18 months of clean repayment with the NBFC, balance-transfer to a bank at standard rates becomes available.

### Step 5: Reapply Strategically

When ready to reapply:

- Apply to a bank with stronger NRI processing for your country (HDFC for US, SBI for Gulf, ICICI broadly)

- Use a different bank than the one that rejected you initially

- Submit a clean, indexed dossier addressing the issue that caused the original rejection

- Be transparent if asked: "Yes, I had an earlier application that didn't proceed; here's what was different and what I've fixed."

Honesty about prior rejections is often better than hiding them. Banks will discover via CIBIL anyway, and being upfront builds underwriter confidence.

## The Pattern Most NRI Borrowers Don't See

Rejection is rarely about one big issue. It's almost always about *multiple smaller issues* that compound:

- A 730 international credit score by itself is fine

- A POA without specific property language by itself is fine

- A property in a building with 5-year-old society litigation by itself is fine

- 3 bank applications in 60 days by itself is fine

But combine all four, and underwriters say no. The fix is systematic — pull credit, audit POA, verify property, apply selectively.

## What I Told the Dubai Consultant

For the borrower I mentioned at the start, we identified the three specific issues:

**Issue 1: POA documentation.** His POA had been drafted as a generic POA in Dubai with rudimentary attestation. Indian banks needed a property-specific POA with proper Indian Consulate attestation and registration.

**Issue 2: Property negative-listed.** The Bandra property he was buying had old society litigation from 2018 (now resolved) but still flagged on HDFC's internal list. SBI's list was clean for the same building.

**Issue 3: Multiple recent inquiries.** He had applied to 4 banks in 70 days, including 2 NBFCs and 2 banks. The cluster of inquiries was triggering credit hunger flags.

We restructured:

- Got proper property-specific POA drafted, executed at Indian Consulate Dubai, apostilled, and registered in India (took 6 weeks)

- Applied to SBI (clean property list) instead of HDFC

- Waited 45 days from his last application to let credit inquiries normalise

Application sanctioned at SBI in 7 weeks. Total time from initial frustration to disbursement: 14 weeks. The two original rejections weren't because his file was weak — they were because three specific operational issues hadn't been addressed.

NRI home loan rejections are usually fixable. The 12 reasons cluster around documentation, credit, property, employer, and timing issues — none of which are inherent to being an NRI or to your overall financial quality.

The most important first step after rejection is getting the *specific* reason in writing. Without that, you're guessing what to fix. With it, you have a clear remediation path.

Don't reapply immediately after rejection. Fix the underlying issue first (typically 4-12 weeks of work), then apply to a different bank with a clean file. Multiple applications without fixes worsen your CIBIL/credit footprint.
