# NRI Home Loan Eligibility Checklist: Are You Ready to Apply?

A senior consultant in Toronto called us last quarter. He had been thinking about an Indian home loan for 18 months but kept procrastinating — *"I don't really know if I'm ready. Maybe I should wait another year. Or maybe I'm missing something. There's no clear way to know if I'm prepared."*

His question to me — *"Mangesh, can you give me a checklist? Something concrete I can run through to see if I'm actually ready to apply?"*

This is a request we hear often. NRIs frequently feel uncertain about whether their file is application-ready, but the criteria aren't published in any single accessible form. Banks publish "eligibility" lists that are simplified marketing; the actual operational readiness is more layered.

This post is the practical checklist. Twenty-seven specific items across five categories — financial profile, banking architecture, documentation, property, and operational readiness. If you can check most of these, you're ready to apply. If you can't, the gaps tell you exactly what to address before applying.

## Why a Checklist Matters for NRIs

For resident borrowers, "ready to apply" is mostly intuitive — they live in India, have local banking, know their target property, and can go to a branch. The application process self-corrects through immediate feedback.

For NRIs, the application process has 12-22 weeks of elapsed time, time-zone friction, and documentation overhead. Showing up unprepared means weeks of back-and-forth queries that should have been resolved upfront.

Going through a structured readiness check before applying compresses your eventual timeline by 4-8 weeks and dramatically reduces rejection risk.

## Category 1: Financial Profile (8 Items)

The foundational financial readiness:

### ☐ Item 1: 2+ Years of Stable Foreign Country Employment

Banks want to see employment continuity. Recent job changes (within 6 months) trigger conservative underwriting. If you've changed employers within the last 6-12 months, consider waiting until you have 12+ months at current employer before applying.

### ☐ Item 2: Foreign Country Net Income ≥ Country Floor

Minimum income thresholds vary by country:

- US/UK/Canada/Australia/EU: ~$3,500-5,000/month net

- UAE/GCC: AED 6,000-15,000/month

- Singapore/Hong Kong: SGD/HKD 5,000+/month

Calculate your *net* (after tax/deductions) income. Below the floor, you may not qualify regardless of FOIR math.

### ☐ Item 3: International Credit Score in Acceptable Range

- US FICO: 700+ minimum, 750+ for premium rates

- UK Experian: 720+ minimum, 800+ for premium

- Canada Equifax: 700+ minimum, 750+ for premium

- Other countries: equivalent thresholds

If your score is below threshold, spend 6-9 months improving it (reduce utilization, dispute errors, no new applications) before applying.

### ☐ Item 4: FOIR Capacity for Target Loan

Calculate: (Net monthly INR income × 0.55) − existing EMIs

Compare to target loan EMI. If your FOIR capacity is below the EMI you'd need, you're either targeting too large a loan or your income is too low for current target.

### ☐ Item 5: 30-40% Down Payment Available

For ₹2 Cr+ properties (typical NRI target), you need 30-40% upfront cash:

- 25% LTV-mandated down payment

- 6-10% stamp duty + GST + other costs

- 1-3% bank charges, brokerage, NRI-specific costs

If you don't have this in liquid foreign country savings, you're not ready yet.

### ☐ Item 6: Foreign Country Emergency Reserves Beyond Down Payment

After deploying for property purchase, you should still have 6+ months of foreign country expenses as emergency reserves. If property purchase would deplete your reserves below this, postpone or target a smaller property.

### ☐ Item 7: Existing Foreign EMIs Within FOIR Tolerance

If you have existing US mortgage, UK mortgage, auto loan, or substantial credit card balances, these reduce your FOIR capacity for the new loan. Pre-clear small EMIs if FOIR is tight.

### ☐ Item 8: Variable Pay Documented and Predictable

If your foreign salary includes substantial bonus or RSU components, ensure you have:

- 24+ months of bonus history

- HR letter projecting next year's bonus

- RSU vesting schedule for next 4-8 quarters

If variable pay is unpredictable, target loan amount based on base salary alone.

## Category 2: Banking Architecture (5 Items)

The operational banking foundation:

### ☐ Item 9: NRE Account Active for 6+ Months

NRE account at your target lender bank (or your primary banking relationship) with:

- Active for 6+ months

- Some periodic remittances or activity showing genuine use

- Current KYC

If you don't have this, open immediately. Allow 4-8 weeks before applying.

### ☐ Item 10: NRO Account Set Up If India Income Exists

If you have any India-source income (rental from existing property, dividends, interest), an NRO account is needed. If no India income, NRO not strictly required but worth having for future.

### ☐ Item 11: PAN Card Active and Linked to Aadhaar

Verify your PAN card is currently active (not deactivated due to non-use). For most NRIs, also link to Aadhaar.

If PAN is dormant, reactivate before applying — takes 1-2 weeks.

### ☐ Item 12: Indian Banking KYC Current

KYC at Indian banks typically expires every 3-5 years. Verify your KYC is current at any Indian bank you'll be using. If expired, refresh before applying.

### ☐ Item 13: No Substantial Negative Marks on Indian Banking

If you have any old defaults, written-off loans, or negative marks on your Indian banking history, address before applying. These don't always show in CIBIL but can surface in bank-internal records.

## Category 3: Documentation Readiness (8 Items)

Documents banks will need:

### ☐ Item 14: Indian Passport + Foreign Visa Current and Valid

Indian passport (not expiring within 12 months) + current foreign work permit/visa with 18+ months residual validity preferred.

### ☐ Item 15: Foreign Country Tax Returns for Last 2-3 Years

W-2/1040 (US), P60/Self-Assessment (UK), salary certificate (UAE), IR8A (Singapore), T4 (Canada), or equivalent for last 2-3 years.

### ☐ Item 16: Foreign Bank Statements for Last 6-12 Months

Showing salary credits, standard expense patterns, no negative incidents.

### ☐ Item 17: Foreign Employment Letter

Letter from current employer confirming role, salary, joining date, and no notice of departure.

### ☐ Item 18: International Credit Report Within 45 Days

Pulled fresh, within 45 days of application. Banks want recent reports, not stale ones.

### ☐ Item 19: Power of Attorney (POA) Drafted and in Process

POA drafted in India by your property lawyer, naming a trusted resident-Indian holder, specific to property purchase + loan + registration. Execution at Indian Consulate, apostille (if applicable), and Indian registration in process.

This typically takes 4-8 weeks. Start early.

### ☐ Item 20: OCI Card Current (If Applicable)

If you're a foreign citizen with OCI status, ensure OCI card is current and matched with your current passport.

### ☐ Item 21: Address Proof in Both Countries

Foreign country address (utility bill, lease, bank statement, driving licence) + Indian address (Aadhaar, voter ID, family home utility bill).

## Category 4: Property Readiness (4 Items)

The property side:

### ☐ Item 22: Property Identified or Clear Target Defined

Either:

- Specific property identified with seller/builder

- Clear target defined (city, locality, project list, budget range)

If you're still browsing across cities and price ranges, you're not ready to apply for a loan yet.

### ☐ Item 23: Property in Bank-Approved List or Project

If under-construction, project should be on the lender bank's approved list. If resale, building should be in bank's accepted geography.

For HNI properties in major Tier-1 cities (Mumbai, Bengaluru, Pune, Delhi-NCR, Hyderabad, Chennai), most major projects are pre-approved. For atypical or older properties, verify with bank's approval lists.

### ☐ Item 24: Initial Property Documentation Available

For resale: chain of title documents, latest sale deed, society NOC capability

For under-construction: builder's RERA registration, allotment letter, payment plan

If you don't have basic property documentation yet, complete this before formal loan application.

### ☐ Item 25: Realistic Registration Timeline

Plan for 120+ days from earnest money to registration for NRI loans. If your seller/builder is forcing 90-day windows, negotiate or factor in extension penalties.

## Category 5: Operational Readiness (2 Items)

The often-overlooked layer:

### ☐ Item 26: POA Holder Identified and Committed

Resident-Indian person (parent, sibling, spouse, trusted relative) in or near the property's city, available for:

- Bank meetings

- Society interactions

- Registrar visits

- Document collection

- Property coordination over 20+ years of loan tenure

Without an active POA holder, NRI loans don't function operationally. Confirm someone is genuinely committed.

### ☐ Item 27: Time Bandwidth for 12-22 Week Process

NRI loan applications need 60-90 minutes per week of your active engagement during the application phase:

- Document compilation

- Bank queries response

- Time-zone coordination calls

- POA execution coordination

If you're going through a major life transition (job change, relocation, family event), the application may stall. Apply when you have stable bandwidth.

## How to Score Yourself

Count the items where you can confidently say "yes":

### 25-27 items: Apply Now

Your file is ready. Initiate applications to your target banks. The process should move smoothly.

### 20-24 items: Address Gaps Within 4-6 Weeks

You're close. Identify the unchecked items and address them in the next 4-6 weeks. Then apply.

### 15-19 items: Significant Preparation Needed

You're not ready yet. The gaps are meaningful enough that applying now would create friction or rejection. Spend 2-4 months preparing systematically.

### Below 15 items: Major Foundation Work Required

You have substantial gaps in financial profile, documentation, or banking architecture. Don't apply yet — preparing properly will save you 6+ months of frustration. Spend 4-6 months building the foundation.

## The Most Common Gaps

Across NRIs we work with, the gaps that delay applications most often:

### Gap 1: POA Not Started Early Enough

Item 19 (POA in process) is the single most-skipped item. NRIs assume they can start POA after the loan application. Reality: POA takes 4-8 weeks; not having it ready means weeks of delay mid-process.

### Gap 2: International Credit Report Not Pulled

Item 18. NRIs often don't realise their credit report needs to be obtained ahead of application. Get this 60-90 days before applying.

### Gap 3: NRE Account Newly Opened

Item 9. Banks prefer 6+ months of NRE activity. Recently opened NRE accounts (within 30 days) flag as anomalies.

### Gap 4: Property Not Clearly Identified

Item 22. NRIs sometimes apply for "loan eligibility" before identifying a property. This is fine for indicative pre-approval but doesn't move you toward actual disbursement.

### Gap 5: Variable Pay Not Documented

Item 8. Substantial bonus or RSU income requires documented history. Without it, banks heavily discount variable pay, reducing eligibility.

## What I Told the Toronto Consultant

For the borrower I mentioned at the start, we ran his checklist:

**He scored 18 of 27 items.** Specific gaps:

- ❌ Item 18: International credit report not pulled (Equifax Canada)

- ❌ Item 19: POA not started

- ❌ Item 20: OCI card expired (he had naturalised 2 years ago)

- ❌ Item 22: Property identified but in different city than expected

- ❌ Item 23: Property in non-approved smaller project (would need bank approval)

- ❌ Item 24: Property documentation not yet collected

- ❌ Item 25: Aggressive 90-day registration timeline he had agreed to

- ❌ Item 26: POA holder candidate (his elderly father) had health concerns

- ❌ Item 27: He was about to start a new job (3 weeks away)

Score 18/27 told him exactly what to address:

- Wait for 6 months to stabilise at new job

- Pull Equifax Canada now

- Renew OCI card

- Start POA process (took 7 weeks)

- Identify alternate POA holder (his sister-in-law in Toronto-equivalent India city)

- Negotiate registration window to 150 days

- Get property documentation in order

- Confirm bank approval of project

Six months later, his score was 26/27. He applied to HDFC and ICICI in parallel and closed the loan in 11 weeks — well within his renegotiated 150-day window.

The 18-month procrastination he had been experiencing wasn't really procrastination — it was uncertainty about whether he was ready. The checklist gave him concrete clarity.

NRI home loan readiness has 27 specific checkable items across financial profile, banking architecture, documentation, property, and operational layers. Going through this systematically before applying compresses your eventual timeline by 4-8 weeks and substantially reduces friction.

The most commonly missed items: POA not started early enough, international credit report not pulled, NRE account too recently opened, property not clearly identified, variable pay not documented.

If you score 25+ on the checklist, you're application-ready — initiate immediately. If you score 20-24, address the gaps in 4-6 weeks. If below 20, you have meaningful preparation work; better to invest 2-6 months in foundation than to apply unprepared.

The single biggest benefit of running this checklist: you stop procrastinating because of vague uncertainty and either apply with confidence (when ready) or work systematically on specific gaps (when not).
