# How Much Plot Loan Can I Get on My Salary?

A senior data scientist in Pune called us last quarter, planning a hometown plot purchase. He earned ₹3.2 lakh net per month, had clean CIBIL of 815, no existing EMIs. He had identified a ₹1.4 crore plot in his hometown of Nashik and was running the numbers — *"Mangesh, my home loan eligibility would be ₹2.5+ crore on this salary. So a ₹1 crore plot loan should be a slam dunk, right?"*

The answer was nuanced — yes, his income supported the plot loan easily, but plot loan eligibility math runs different from home loan math due to shorter tenure (which inflates EMI), tighter FOIR, and conservative discounting on certain income types. The "₹2.5 crore home loan eligibility = even more plot loan eligibility" assumption isn't right.

This post is the practical map of plot loan eligibility — how banks compute it, what factors actually move the number, and how to estimate your real ceiling.

## The Core Eligibility Formula

Banks use the same FOIR framework for plot loans as home loans:

**Eligible EMI = (Net Monthly Income × FOIR%) − Existing EMIs**

Then convert eligible EMI to maximum loan using tenure and rate:

**Maximum Loan = EMI × [(1+r)ⁿ − 1] / [r × (1+r)ⁿ]**

Where r = monthly rate, n = months tenure.

Three structural factors make plot loan eligibility usually **lower** than home loan eligibility for the same borrower:

### Factor 1: Shorter Tenure Compresses Loan Size

Plot loans typically cap at 15 years; home loans go to 30 years.

For the same EMI capacity:

- 30-year tenure at 8.5%: ₹1 lakh EMI → ₹1.30 crore loan

- 15-year tenure at 9.0%: ₹1 lakh EMI → ₹98 lakh loan

The shorter tenure cuts loan size by ~25% for the same EMI. Big factor.

### Factor 2: Higher Rate Compresses Loan Size

Plot loan rates are 0.5-2% higher than home loan rates (we covered this in post #90).

For the same EMI:

- 8.5% home loan rate: ₹1 lakh EMI → ₹98 lakh loan (15-year)

- 9.5% plot loan rate: ₹1 lakh EMI → ₹95 lakh loan (15-year)

The 100 bps higher rate cuts ~3% off loan size. Smaller factor than tenure but still meaningful.

### Factor 3: Tighter FOIR for Plot Loans

Some banks apply slightly tighter FOIR for plot loans:

- Home loan FOIR ceilings: 50-65% depending on income bracket

- Plot loan FOIR ceilings: 45-60% at most banks

The 5 percentage point tighter FOIR reduces eligibility by another ~8-10%.

## What This Means in Practice

For our Pune data scientist:

**Home loan eligibility (for comparison):**

- Net income: ₹3.2 lakh/month

- FOIR at 65% (high income bracket): ₹2.08 lakh/month EMI capacity

- 25-year tenure at 8.5%: **Loan eligibility ~₹2.50 crore**

**Plot loan eligibility (his actual question):**

- Same net income: ₹3.2 lakh/month

- FOIR at 55% (plot loan tighter): ₹1.76 lakh/month EMI capacity

- 15-year tenure at 9.0%: **Loan eligibility ~₹1.74 crore**

So his plot loan eligibility (~₹1.74 crore) is **30% lower** than his home loan eligibility (~₹2.50 crore) at the same income level. His ₹1 crore loan need was easily within the ₹1.74 crore plot loan eligibility — not a "slam dunk" the way his home loan would be.

## Worked Eligibility Examples

Five concrete profiles showing realistic plot loan eligibility:

### Profile 1: Mid-Career IT Professional

- Age 32, salary ₹2.4 lakh/month net

- No existing EMIs, CIBIL 780

- Plot loan FOIR at 55%: ₹1.32 lakh/month EMI capacity

- 15-year tenure at 9.25%: **Eligibility ~₹1.28 crore**

### Profile 2: Senior Tech Leader

- Age 38, salary ₹4.5 lakh/month net + ₹1 lakh/month variable

- Variable counted at 50% (₹50K added)

- Combined: ₹5 lakh/month

- FOIR at 60%: ₹3 lakh/month EMI capacity

- 15-year tenure at 9.0%: **Eligibility ~₹2.95 crore**

### Profile 3: Married Couple Joint Application

- Husband ₹3 lakh/month + Wife ₹1.8 lakh/month = ₹4.8 lakh combined

- FOIR at 60%: ₹2.88 lakh/month EMI capacity

- 15-year tenure at 9.0%: **Eligibility ~₹2.83 crore**

### Profile 4: Self-Employed Doctor

- Annual ITR average: ₹40 lakh = ₹3.33 lakh/month equivalent

- After 30% conservative haircut for self-employed plot loans: ₹2.33 lakh/month effective

- FOIR at 50%: ₹1.16 lakh/month EMI capacity

- 15-year tenure at 9.5%: **Eligibility ~₹1.10 crore**

### Profile 5: HNI Senior Banker

- Net income ₹8 lakh/month

- FOIR at 65% (high income bracket): ₹5.2 lakh/month EMI capacity

- 15-year tenure at 8.85%: **Eligibility ~₹5.15 crore**

For most ₹1-3 crore plot purchases (typical HNI ticket size), salaried professionals at ₹3-5 lakh/month net easily qualify. Self-employed and lower-income profiles face tighter constraints.

## What Reduces Your Plot Loan Eligibility

Six factors that commonly reduce eligibility below the headline math:

### Factor 1: LTV Cap (Often the Real Constraint)

Plot loan LTV caps at 70-75%. So even if your income supports more, the loan amount is capped at 70-75% of plot value.

For a ₹1.5 crore plot:

- Maximum loan at 70% LTV: ₹1.05 crore

- Even if income supports ₹3 crore eligibility, you can only borrow ₹1.05 crore

For HNI customers, LTV usually binds before income does.

### Factor 2: Shorter Tenure for Older Borrowers

Banks typically require loan to mature by age 65-70. For older borrowers:

- Age 50: maximum 15-year tenure at most banks

- Age 55: may be limited to 10-12 years

- Age 60: often only 5-7 years

For an older borrower, even strong income may not translate to large eligibility because the short tenure caps the loan amount.

### Factor 3: Existing EMIs (Foreign or Indian)

Existing home loan EMIs, vehicle loan EMIs, credit card outstandings all reduce FOIR-based capacity for the new plot loan.

### Factor 4: Variable Income Discounting

Performance-linked variable pay and bonuses are discounted more aggressively for plot loans than home loans:

- Home loans: 50-70% of variable counted

- Plot loans: 30-50% of variable counted (some banks)

If your compensation is heavily weighted toward variable, plot loan eligibility takes a bigger hit.

### Factor 5: Self-Employed Profile

Self-employed borrowers face particularly conservative underwriting on plot loans because:

- Banks see the borrower as inherently riskier than salaried

- Plot itself is harder collateral than house

- Combined effect: meaningful reduction in eligibility

### Factor 6: Plot Location Risk

Plots in tier 3/4 cities or markets with weaker liquidity may face additional eligibility haircuts. Banks worry about resale recovery if borrower defaults.

## How to Estimate Your Real Eligibility

A practical 3-step approach:

### Step 1: Compute FOIR-Based Capacity

Take your net monthly income, apply 55% FOIR, subtract existing EMIs:

- Net income × 55% = EMI capacity available

For ₹3 lakh/month net income with no EMIs: ₹1.65 lakh/month available.

### Step 2: Translate EMI to Loan Amount

Use 15-year tenure and 9.5% rate as plot loan baseline:

- For ₹1 lakh EMI capacity at 9.5% over 15 years: ~₹95 lakh loan

- For ₹1.65 lakh EMI capacity: ~₹1.57 crore loan

### Step 3: Apply LTV Cap

Whatever your eligibility number is, the loan amount is capped at 70% of plot value:

- ₹1.5 crore plot → max ₹1.05 crore loan (regardless of eligibility)

- ₹2.5 crore plot → max ₹1.75 crore loan

- ₹3 crore plot → max ₹2.10 crore loan

The smaller of (Step 2 eligibility) or (Step 3 LTV cap) is your actual ceiling.

## How to Maximise Your Plot Loan Eligibility

Six concrete actions:

### Action 1: Apply at Banks With Higher LTV

Some lenders (selected NBFCs) go to 75% LTV for premium customers. For plot purchases where LTV binds, this small uplift matters.

### Action 2: Consider Joint Application

Spouse co-applicant adds combined income to eligibility. If spouse is salaried (or even non-earning but adds to relationship strength), joint application typically increases eligibility 30-60%.

### Action 3: Pre-Clear Existing EMIs

If you have small existing EMIs (vehicle loan, personal loan, credit card balances), pre-clearing them lifts FOIR-based capacity. Particularly impactful when FOIR is tight.

### Action 4: Choose Higher-Tenure Bank

If maximum eligibility is the goal, prefer banks offering longer plot loan tenures:

- ICICI: up to 20 years for premium customers

- HDFC: up to 15 years standard

- SBI: 10 years (most conservative)

The 5-year tenure difference between SBI (10 years) and ICICI (20 years) can change eligibility by 20-30%.

### Action 5: Document Variable Income Cleanly

If you have substantial variable pay, prepare HR letters showing 24-month bonus history, RSU vesting schedule, and any guaranteed components. The more "structured" variable pay looks, the more banks count of it.

### Action 6: Build Plot + Construction Combo Approach

Some banks (notably SBI Realty) offer combined "plot + construction" products where you commit upfront to construction within 3 years. This combo product sometimes gets better LTV and rate vs pure plot loan.

## What I Told the Pune Data Scientist

For the borrower I mentioned at the start, we ran his actual numbers:

- ₹3.2 lakh/month net income

- No existing EMIs

- FOIR at 60%: ₹1.92 lakh/month EMI capacity

- 15-year tenure at 9.0%: **Eligibility ~₹1.90 crore**

- His ₹1 crore loan need against ₹1.4 crore plot: comfortable

**LTV check:**

- Plot price ₹1.4 crore × 70% = ₹98 lakh max loan

- His ₹1 crore need was just above LTV cap

We helped him structure:

- Negotiate plot price down to ₹1.35 crore (smaller deal but cleaner LTV math)

- Down payment: ₹40 lakh (29.6%)

- Loan: ₹95 lakh (70.4% LTV — at the threshold)

- Applied to HDFC and ICICI in parallel

ICICI offered 9.0% over 15 years, ₹95 lakh approved. EMI ₹96,500/month — well within his ₹1.92 lakh capacity.

Construction commitment: build within 3 years. His actual plan: 18 months from purchase (during which he'd save ₹15-20 lakh more for construction down payment).

## Peaceful Loans's Advise

Plot loan eligibility is computed using the same FOIR framework as home loans, but with three structural compressions: shorter tenure (15 years vs 30), higher rate (~75 bps spread), and tighter FOIR ceiling (5 percentage points lower). The combined effect is **plot loan eligibility ~25-35% lower than home loan eligibility for the same income**.

For most ₹2 Cr+ HNI plot purchases, **LTV (70%) usually binds before income does**. Your actual maximum is often the smaller of FOIR-based eligibility or 70% of plot value.

To estimate your realistic ceiling: take 55% of net monthly income for EMI capacity, translate to ~₹95 lakh per ₹1 lakh EMI at 15-year tenure and 9.5% rate, then apply 70% LTV cap on plot value.

To maximise eligibility: apply jointly with spouse, choose banks offering longer plot loan tenures (ICICI at 20 years), pre-clear small EMIs, document variable income cleanly, and consider plot + construction combo products.
