# How Long Does Home Loan Approval Take in India?

A senior director in a top consulting firm called us last quarter. He had committed to buy a ₹3.5 crore apartment with a 30-day registration deadline from the seller. He had walked into a private bank, paid the processing fee, and was told "we will get this done in 10 days."

On Day 25, the loan was still pending technical valuation. On Day 30, the seller threatened to forfeit his ₹35 lakh deposit. On Day 32, the bank finally disbursed. He paid a ₹3 lakh penalty for the delay and lost about ₹40,000 in additional interest because the rate had ticked up between his quote and disbursement.

His mistake was not picking the wrong bank. His mistake was misunderstanding what "10 days" actually means in the Indian home loan context.

This post is the honest timeline. Not the bank's marketing version.

## The Realistic End-to-End Timeline

A home loan in India does not have *one* timeline. It has six sequential steps, each with its own variability. Here is the realistic spread:

For a clean salaried file at a private bank with a pre-approved property — yes, 10-15 days is achievable. For everything else, plan for 4-6 weeks. For complex cases, plan for 8-10 weeks.

## What Actually Happens at Each Stage

### Stage 1: Application & Document Submission (Day 1 to Day 5)

You submit the application form along with KYC, income proof, and initial property documents. The bank's executive reviews for completeness. If anything is missing or unclear, the file gets parked here.

**What slows it down:**

- Salary slips not in the standard format the bank expects

- ITR without 26AS and AIS for self-employed

- Bank statements without bank stamp/seal

- Mismatch between Aadhaar address and current address

- Co-applicant documents incomplete

### Stage 2: Credit Appraisal (Day 5 to Day 12)

The credit officer evaluates your eligibility — CIBIL pull, FOIR calculation, employer/business verification, reference checks. This is the stage where your *eligibility* gets locked.

For salaried customers at top employers with 750+ CIBIL, this stage moves in 3-5 days. For self-employed, expect 7-10 days because the appraisal is more involved.

**What slows it down:**

- Verification calls to the employer that don't go through

- CIBIL queries that need explanation (small disputed entries, settlement history)

- FOIR queries for multiple co-applicants

- Income that requires manual underwriter review (bonuses, stock income, foreign income)

### Stage 3: Property Legal Verification (Day 7 to Day 21)

This is the single biggest source of delays in Indian home loans. The bank's empanelled lawyer reviews the chain of title, mother deed, society NOCs, RERA registration, encumbrance certificate, and approved plans.

For a clean re-sale property in a well-known society in Mumbai, Delhi, or Bangalore — 5-7 days. For an under-construction project, depends on whether the project is pre-approved by the bank. For older properties with unclear title chain, an unregistered society, or a builder who is hard to reach for NOCs — 3-4 weeks is normal.

**What slows it down:**

- Older properties without complete chain of title

- Society NOCs that take time to issue

- Builder NOCs for under-construction projects (especially during festival season or year-end)

- Property in a project not pre-approved by the bank — separate project approval needed

- Disputed or pending litigation on the title

**Speed-up tip:** Start collecting society NOC, share certificate, and original title documents the day you sign the agreement, not after sanction.

### Stage 4: Technical Valuation (Day 10 to Day 21)

The bank's empanelled valuer physically inspects the property, takes measurements, photographs, and certifies the market value. The bank uses this valuation to determine the actual loan amount they will fund (subject to LTV caps).

This stage usually takes 5-7 days — but only if the valuer can access the property easily. For under-construction properties, the valuer may need to coordinate with the builder for site access, which adds days.

**What slows it down:**

- Property being unoccupied with the seller hard to reach

- Under-construction projects where the site is restricted

- Festival or holiday weeks

- Valuer's calendar — the empanelled lawyer/valuer often handles many files

- Discrepancy between agreement value and market value (triggers re-valuation)

### Stage 5: Sanction Letter Issuance (Day 12 to Day 25)

Once credit appraisal and property verification are clear, the bank issues a sanction letter. This is the moment most customers consider the loan "approved" — but the sanction letter is conditional on a list of pre-disbursement requirements that must be fulfilled.

You sign and return the sanction letter, accepting the terms.

### Stage 6: Disbursement (Day 18 to Day 35)

This is where the loan actually moves to your account or to the seller. Pre-disbursement conditions typically include:

- Equity (your share) being deposited or paid

- Original property documents in escrow with the bank

- Society NOC for mortgage and transfer

- Builder NOC for under-construction

- Loan agreement signed at the bank

- Insurance documents (if mandated)

- Stamp duty paid on the loan agreement

For a re-sale where everything is in order, disbursement happens 3-5 days after sanction acceptance. For an under-construction property, disbursement is *tranche-based* — first tranche on registration, then subsequent tranches as construction milestones are hit. This stretches over months or years.

## Why Banks Quote 7-10 Days (And Why It's Half True)

Banks aren't lying when they say "10 days." They are quoting the **internal turnaround time** for a clean, salaried file with a pre-approved property and complete documentation. They are not quoting the *external* timeline that includes property NOCs, builder confirmations, and your own document gathering.

When we tell customers "plan for 30-45 days," we are quoting end-to-end real-world timelines.

## What Slows Things Down Most

Across hundreds of files, three issues account for 70%+ of all delays:

**1. Property NOC delays.** Society NOCs, builder NOCs, and society share certificate transfers. Each can take 1-3 weeks. Banks cannot disburse without them, but banks also cannot get them for you.

**2. Self-employed file complexity.** A self-employed file with 3 years of audited financials, GST returns, multiple bank statements, and CA-certified documents takes longer at every stage. This is not the bank being difficult — it is genuine additional underwriting work.

**3. Property-side issues discovered during legal vetting.** Defective title chain. Pending litigation. Outstanding municipal dues. Unauthorised construction. The bank cannot fund a property with these issues — and resolving them often requires the seller's cooperation, which takes time.

## How to Compress Your Timeline

If you genuinely need to close in 3-4 weeks, here is what works:

**1. Pre-approve yourself before identifying the property.** Most banks offer pre-approval based on income and CIBIL, valid for 6 months. Walk into property hunting with a pre-approval in hand. Saves 7-10 days.

**2. Pick a bank that has already approved the project.** For under-construction, ask the builder which banks are already on board. For re-sale, ask whether the building has prior loans from major banks.

**3. Pick a property without title complications.** A 5-year-old re-sale flat in a registered society with clear chain is the fastest. A 30-year-old building with incomplete documentation will take 3x longer regardless of bank.

**4. Get society NOC and share certificate work started Day 1.** Don't wait for sanction. The day you sign the agreement, start chasing the society.

**5. Use a private bank for speed.** For a clean salaried file, HDFC or ICICI can move 30-40% faster than SBI or BoB. The rate premium is the price of that speed.

**6. Have your own equity ready in liquid form.** If your down payment is parked in equity mutual funds or FDs that need 3-5 days to liquidate, plan that timing. The bank will not disburse until your share has been paid.

## Two Common Misconceptions

**"Pre-approval means faster sanction."** Partly true. A pre-approval is based on your income and credit. But the property verification, valuation, and pre-disbursement conditions still apply and take their full time. A pre-approval saves 7-10 days at the front end, not at the back end.

**"Online digital home loans are instant."** Not true. The "instant" digital approvals you see advertised are conditional pre-approvals — the actual sanction and disbursement still requires the same legal and technical verification. The marketing is creative; the underlying process is the same.

## The Director's Story, in Hindsight

The senior director who lost ₹3 lakh in penalties did not pick the wrong bank. He picked the right bank but the wrong timeline. If he had:

- Started the loan process the day he signed the agreement (instead of waiting for valuation)

- Asked the bank explicitly about project approval status before paying processing fee

- Started society NOC collection on Day 1 instead of Day 18

- Built 4 weeks of buffer instead of 10 days

He would have closed comfortably with a week to spare.

The lesson is not "banks are slow." It is "the process has structural friction that has nothing to do with the bank's speed."

For a home loan in India, plan for **4-6 weeks** as your realistic timeline. Expect 2-3 weeks for clean salaried files with pre-approved properties. Expect 8-10 weeks for complex cases.

If you have a hard registration or possession deadline, build your loan process around it — don't assume the bank will accommodate your urgency for free.
