# How Do I Verify My Income as an NRI Applying for a Home Loan?

A senior product manager in Boston called us last quarter, mid-application. The bank's credit officer had been asking the same question repeatedly for three weeks — *"Can you provide additional proof of your income?"* She had submitted W-2 forms, paystubs, and bank statements. She had no idea what additional proof the bank actually wanted.

Her question to me — *"Mangesh, what does 'verify my income' actually mean? I've sent everything I can think of."*

The honest answer is — Indian banks have specific income verification frameworks for NRIs that are different from what foreign banks use. When the documentation pieces don't fit together exactly the way the Indian credit officer expects, they ask for "more proof" — but they often don't tell you precisely *which proof* would resolve the question.

This post is the practical map of NRI income verification — what banks actually look at, what documents satisfy each verification step, and how to submit a file that doesn't trigger repeated queries.

## What Banks Are Actually Trying to Verify

Indian banks aren't just checking that you earn money. They're verifying four distinct things:

### Verification 1: That the Income Is Real

Documents come from genuine sources, not fabricated. Salary slips match employer records, bank statements show actual credits, tax returns match Form 26AS-equivalent filings.

### Verification 2: That the Income Is Stable

Income has been consistent over multiple years, not a recent spike. 3+ years of income trend data preferred.

### Verification 3: That the Income Will Continue

Employment is stable, employer is healthy, visa supports continued work, no recent layoffs or transitions.

### Verification 4: That You Can Service the EMI From This Income

Net take-home (after all deductions and existing EMIs) supports the proposed loan EMI within FOIR.

Each verification has specific documents that satisfy it. When borrowers submit the wrong document combination, banks ask vague follow-up questions because they can't articulate exactly which gap they're trying to close.

## The Documents That Verify Each Component

A specific mapping of which documents satisfy each verification:

### For Verification 1 (Income Is Real)

**US-based NRIs:**

- W-2 forms (most authoritative — IRS-stamped tax record)

- Form 1040 with all schedules

- Pay stubs from employer (last 3-6 months)

- Foreign bank statements showing actual salary credits

**UK-based NRIs:**

- P60 (annual tax certificate from employer)

- Self-Assessment tax return (if applicable)

- Pay slips from employer

- UK bank statements showing salary deposits

**UAE/GCC-based NRIs:**

- Salary certificate from employer (English + Arabic, on company letterhead, stamped)

- Emirates ID or equivalent national ID

- UAE bank statements showing salary credits

- Tenancy contract for residence proof

**Singapore/Hong Kong NRIs:**

- IR8A (Singapore) or IR56B (Hong Kong)

- Notice of Assessment from local tax authority

- CPF / MPF statement

- Local bank statements

**Canada/Australia NRIs:**

- T4 slip (Canada) or PAYG Payment Summary (Australia)

- Notice of Assessment

- Pay stubs

- Local bank statements

The W-2 / P60 / IR8A / equivalent annual tax document is the single most authoritative income proof. Banks weight this heavily because it comes from an independent tax authority, not from the employer alone.

### For Verification 2 (Income Is Stable)

- **Last 3 years of foreign tax returns** showing income trajectory

- **24+ months of pay stubs** to show monthly consistency

- **Bonus history letter from HR** for variable pay components

- **RSU/stock vesting schedule** for next 4-8 quarters

The trend matters more than any single year. ₹15 lakh → ₹18 lakh → ₹22 lakh INR-equivalent over 3 years is much stronger than ₹22 lakh in just the most recent year with no historical context.

### For Verification 3 (Income Will Continue)

- **Current employment letter** confirming role, joining date, current salary

- **Visa or work permit** with sufficient residual validity (18+ months preferred)

- **No notice of redundancy / layoff** in current role

- **Employer's general health** (publicly traded employers self-verify; smaller firms may need additional docs)

For H-1B holders, your I-797 approval notice satisfies the visa portion. For Green Card holders, your Permanent Resident Card. For UK Tier 2 visa holders, your BRP card.

### For Verification 4 (EMI Service Capacity)

- **Net take-home computation** showing salary after all foreign country deductions

- **Existing EMI obligations** (foreign country and India)

- **Standing Instruction setup** capability for EMI auto-debit from NRE/NRO

Banks then run their FOIR calculation against your net take-home converted to INR.

## How Banks Translate Foreign Income to INR

The translation process has specific rules:

### Rule 1: Use Recent Average Exchange Rate

Banks use 3-6 month average RBI reference rate, not current spot rate. This smooths out volatility.

### Rule 2: Deduct Foreign Country Taxes

Net take-home, not gross:

- US: gross − federal tax − state tax − Social Security − Medicare − 401(k) − health insurance

- UK: gross − income tax − National Insurance − pension contribution

- UAE: gross (no income tax, but housing/transport allowances may be treated separately)

- Singapore: gross − tax − CPF

### Rule 3: Discount Variable Pay

- Fixed salary: 100% counted

- Annual bonuses: typically 50-70% of 24-month average

- RSU vesting: typically 30-50% of 24-month average (some banks count zero)

- Stock options unexercised: typically zero

- Performance-linked variable: 50-70% of historical average

### Rule 4: Apply Country-Specific Floor

Minimum monthly income requirements:

- US/UK/Canada/Australia/EU: ~$3,500-5,000/month net or equivalent

- UAE/Saudi Arabia/Qatar/Oman/Bahrain/Kuwait: AED 6,000-15,000/month

- Singapore/Hong Kong: SGD/HKD 5,000+/month

If you fall below the floor, you may not qualify regardless of FOIR math.

## Common Verification Issues and How to Resolve

Five recurring issues across NRI files:

### Issue 1: W-2 Income Doesn't Match Pay Stubs

This usually happens because:

- W-2 includes RSU / bonus that was vested but pay stubs only show base salary

- 401(k) contributions show differently in different documents

- HSA / FSA contributions create gaps

**Resolution:** Provide a written reconciliation: *"My W-2 shows $245K because it includes $40K of vested RSU income; my monthly pay stubs show $14,500 net base salary; the gap is the RSU component."* Banks accept clear written reconciliation.

### Issue 2: Salary Account Shows Different Amount Than Salary Slip

Common reasons:

- Direct deposits include bonuses or expense reimbursements

- 401(k) contributions deducted before deposit

- Health insurance deducted before deposit

- Different pay frequency (bi-weekly vs monthly)

**Resolution:** Provide a sample month's payslip with corresponding bank credit, with annotation explaining each deduction.

### Issue 3: Foreign Tax Return Shows Different Income Than Salary Slips

Tax returns often include investment income, rental income, or 1099 income beyond salary. Banks see the tax return number first and ask why salary slips show less.

**Resolution:** Provide a written income breakdown: *"My 2025 tax return shows $312K total income — $245K from W-2 employment (which is what my salary slips show), $25K from RSU sales, $42K from rental income on US property."*

### Issue 4: Recent Job Change Within 6-12 Months

Banks prefer 1+ year at current employer. Recent job changes raise stability questions.

**Resolution:** Provide:

- Resignation letter from previous employer

- Joining letter from current employer

- Continuity statement explaining the transition (was career advancement, not termination)

- 3+ months of salary credits from current employer

### Issue 5: Variable Pay Volatility

If your bonus dropped 40% from previous year, banks discount your income aggressively.

**Resolution:** Provide context — was variable pay drop due to market conditions, role change, or company-specific factors? Get an HR letter projecting bonus expectations for the current year if positive. If genuinely declining, target a smaller loan that fits your base salary alone.

## What "Additional Verification" Actually Means

When banks vaguely ask for "more proof," they usually need one of these specific things:

### Specific Need 1: Employment Continuity Confirmation

A formal letter from your HR confirming:

- Your role and grade

- Joining date

- Current annual compensation (separated into base + variable)

- That you're a current employee (not on notice)

- That you have no upcoming layoff notification

This single letter addresses 60% of "additional verification" queries.

### Specific Need 2: Tax Return Reconciliation

A clean explanation of why your tax return income may differ from your salary slip income, with supporting docs for the gap (RSU sale records, 1099 forms, rental income statements).

### Specific Need 3: Bank Statement Annotations

For 6-12 months of bank statements, marking which credits are salary, which are bonuses, which are reimbursements, which are transfers from other accounts. Banks find unexplained large credits suspicious and want clarity.

### Specific Need 4: International Credit Report

If banks haven't received your international credit report (FICO US, Experian UK, Equifax Canada), this is often what's blocking the file. Get this proactively if you haven't.

### Specific Need 5: Visa Validity Confirmation

If your visa expires within 12-18 months, banks want either:

- Extension already filed (with filing receipt)

- Employer's commitment to file extension

- Any other documentation showing continuity

## How to Submit a "Verification-Ready" Income File

Six steps for clean income documentation:

### Step 1: Build a Single Income Dossier

Don't submit documents one at a time. Create one indexed PDF containing:

- Cover note: 1-page income summary explaining your situation

- W-2 / P60 / equivalent for last 2-3 years

- Pay stubs for last 6 months

- Bank statements for last 6 months

- Foreign tax returns for last 2-3 years

- Form 26AS / India tax filings (if applicable)

- Employment letter

### Step 2: Add Reconciliation Notes

For any potential discrepancies (W-2 vs payslip, tax return vs salary), include written explanations upfront. This prevents the back-and-forth questions.

### Step 3: Explain Variable Pay Structure

If you have bonuses, RSUs, or other variable pay, include:

- HR letter showing 24-month bonus history

- RSU vesting schedule

- Note explaining how variable pay translates to monthly income

### Step 4: Cover Existing Obligations

List all existing EMIs (foreign and Indian):

- Mortgage on US property

- Auto loan

- Credit card outstandings

- Student loans

- India-side EMIs

This lets the bank compute FOIR cleanly.

### Step 5: Translate Documentation Where Needed

For non-English country documents, get certified English translations. Don't assume Indian bank credit officers can read French / German / Japanese / Arabic documents.

### Step 6: Get International Credit Report Proactively

Pull your FICO / Experian / Equifax international credit report and include in the dossier. Don't wait for the bank to request it 3 weeks in.

## What I Told the Boston Product Manager

For the borrower I mentioned at the start, we identified the specific gap:

- Her W-2 showed $268K total compensation

- Her salary slips showed $13,500 net monthly base

- Her bank statements showed $14,000 monthly credits

- The bank's repeated "additional proof" question was about reconciling these three numbers

The actual issue: her $268K W-2 included $42K of RSU vesting that wasn't in her base salary, plus a $20K performance bonus paid quarterly. The bank's credit officer couldn't verify this reconciliation without her explaining it.

We wrote a one-page reconciliation:

- Base salary: $162K annual ($13,500/month) — shown on pay stubs

- Quarterly bonus: $20K total ($1,667/month average)

- RSU vesting: $42K total ($3,500/month equivalent)

- Other (401(k) employer match, etc.): $44K

- Total: $268K (matches W-2)

We also provided:

- HR letter confirming employment status

- 24-month bonus history

- RSU vesting schedule for next 8 quarters

- Bank statement annotations explaining quarterly bonus credits

The "additional proof" questions stopped immediately. File moved to property verification within 5 days. The 3 weeks of back-and-forth had been entirely about a reconciliation issue that took 90 minutes to write out properly.
