A young IT professional in Bengaluru called us last quarter, mid-budget planning. He had identified a ₹65 lakh plot in Hoskote and was running EMI scenarios across multiple loan amounts and tenures. - **r** = Monthly interest rate (annual rate ÷ 12 ÷ 100 to convert percentage to decimal)

- **n** = Total number of EMIs (years × 12)

Let me work through this with our IT professional's potential ₹45 lakh plot loan at 9.50% over 15 years:

### Step 1: Define the Variables

- P = 45,00,000 (₹45 lakh)

- Annual rate = 9.50%

- Monthly rate (r) = 9.50 ÷ 12 ÷ 100 = 0.00792

- Tenure = 15 years × 12 = 180 months

### Step 2: Calculate (1+r)ⁿ

- (1 + 0.00792)^180

- Using calculator: 1.00792^180 ≈ 4.1421

### Step 3: Calculate the Numerator

- P × r × (1+r)ⁿ

- 45,00,000 × 0.00792 × 4.1421

## How to Compute EMI Without Calculator

Three methods at increasing precision:

### Method 1: Quick Lookup From Tables

For a typical plot loan amount and tenure, look up from tables above and adjust:

- Find closest match in table

- Adjust proportionally for differences

- Get within 5-10% of exact value

For ₹65 lakh at 9.25% over 15 years:

- Table shows ₹50 lakh at 9% = ₹50,713

- Scale to ₹65 lakh: ₹50,713 × (65/50) = ₹65,927

- Adjust for 25 bps higher rate: add ~1.5% = ₹66,917

Actual calculation: ₹66,898. Approximation off by less than ₹20.

### Method 2: EMI Multiplier Method

Memorize EMI per ₹1 lakh for standard combinations:

- 9% over 15 years: ₹1,015 per lakh

- 9% over 20 years: ₹900 per lakh

- 9.5% over 15 years: ₹1,044 per lakh

Before applying for plot loan:

- Compute EMI for your expected loan amount

- HDFC at 9.10%: total interest ~₹1.27 crore

- ICICI at 9.00%: total interest ~₹1.24 crore

- Difference: ~₹3 lakh (worth small negotiation effort)

Compute EMI at multiple tenures and decide based on:

- Affordability of each EMI

- Total interest difference

For ₹1 crore at 9%:
