Over this weekend a customer asked us a question: **"Is there a drop in people who are taking home loans owing to white collar jobs uncertainty in the recent times?"**

There are two parts to the question. One, stats and data; and other, anecdotal. Jeff Bezos' famous philosophy regarding data and anecdotes is:

> "When the data and the anecdotes disagree, the anecdotes are usually right."

I am sure this is playing on everyone's mind who is in the market. First and foremost, we at Peaceful-Loans facilitate about ₹500 Cr of home loans per annum out of a ₹10 lakh Cr INR fresh home loan disbursement industry. We serve only ₹2 Cr + ticket size home purchasing customers. So, at our scale, we can't really comment on the stats of the entire industry from a first-person point of view.

For that, you can read any reports for originations from **TransUnion CIBIL**, **CRIF**, or the **NHB**. I will share the links below.

## What the Data Says

The Transunion data clearly states that the Credit "Top of the funnel" (which is called as origination data in these reports) is growing. Comparing Dec '25 vs Dec '24 data YoY, there is clear growth. After that, origination data will take time to come, but a reliable surrogate is the **total outstanding** of home loans, which continues to grow.

        Dec 2025
        ₹38.10L Cr

        Jan 2026
        ₹38.30L Cr

        Feb 2026
        ₹38.56L Cr

This is a clear indicator that the Home Loan market is growing in absolute terms. In fact, the Credit Market Indicator (CMI) for supply rose in the December 2025 quarter, driven by consistent credit demand across age segments.

## The Anecdotes: A Polarising Reality

Now let us come to anecdotes and consumer sentiment among high-salaried consumers buying homes.

**Business owners, NRIs, and professionals** (doctors, lawyers, Chartered Accountants) seem fairly unaffected so far. Their demand for high-ticket property remains robust.

However, the share of uncertainty is largely in the **salaried individual segments**. The salaried class in India has historically been used to job security. The sudden change in the last 2-3 years owing to layoffs has shaken their core beliefs. Many are not aware of how to deal with this shift.

This is the same phenomenon explained well in the book *"The Buying Brain"*. It talks about how many people are caught unprepared for financial longevity or sudden shifts because they haven't been trained by generational knowledge on how to save or navigate such long-term uncertainties.

This problem is felt much more sharply in **IT segments** due to AI and its perceived impact on jobs in the near future. We have noticed very polarising emotions in these consumers—while the data shows the market is moving, the individual sentiment is guarded.
