# Does My Credit Score Actually Matter for Home Loan Approval?

A young software engineer called us last week. He had just checked his CIBIL score for the first time — 678. He was anxious. *"Mangesh, can I still get a home loan? Do I need to wait until my score crosses 750?"*

In the same week, a senior business owner asked me almost the opposite question. *"My CIBIL is 820. So I should get the lowest rate, right? My banker said the rate depends on my CIBIL."*

Both of them had the wrong mental model. CIBIL matters — yes. But not in the way most borrowers think it does. And not as much as the CIBIL bureau's own marketing makes it out to be.

Here is the honest picture.

## How CIBIL Score Actually Works

Your CIBIL score is a three-digit number between 300 and 900, calculated by TransUnion CIBIL based on your historical credit behaviour. It is updated monthly based on data submitted by banks, NBFCs, and other lenders.

The factors that drive it:

- **Repayment history** (30-35% weight) — on-time EMI and credit card payments

- **Credit utilisation** (~25%) — what % of your credit card limits you use

- **Length of credit history** (~15%) — how long you have had active credit accounts

- **Credit mix** (~10%) — balance between secured loans (home, car) and unsecured (credit card, personal)

- **New credit applications** (~10%) — recent hard inquiries from new applications

What most borrowers don't realise — there are actually *four* major credit bureaus in India: **CIBIL, CRIF High Mark, Experian, and Equifax**. Each has its own algorithm and update cycle. Your score can differ across bureaus by 30-60 points. Most banks pull CIBIL, but some pull CRIF or Experian as well — and a problem flagged in any of them can affect approval.

## The CIBIL Bands That Actually Matter for Home Loans

Banks don't treat all "good" scores the same. The slabs that determine real-world outcomes:

**780+ ("Premium tier")** — Best rates, fastest approvals, FOIR concessions, premium product access. The pre-approved offers come to you.

**750-779 ("Comfortable")** — Approval at standard rates. Occasionally a small premium of 5-15 bps depending on the bank.

**700-749 ("Acceptable")** — Most banks approve, but at 25-50 bps premium. Some private banks may decline. NBFCs comfortable.

**650-699 ("Stretched")** — PSU banks may approve with conditions and meaningful rate premium (75-100 bps). Private banks largely decline. NBFCs comfortable but at 1-2% premium.

**Below 650 ("Difficult")** — Most traditional banks decline. NBFCs may approve at 12-14% rates and lower LTV. Hard to access standard products.

To put numbers on this: on a ₹2 crore home loan over 20 years, a 100 bps higher rate (say 9.5% vs 8.5%) costs approximately **₹47 lakh extra in interest over the loan tenure.** This is the real money behind the CIBIL score.

## What Most Borrowers Get Wrong

### Myth 1: "750+ guarantees the best rate"

Not true. Even with 800+ CIBIL, you can get rejected or get a higher rate due to:

- High existing EMIs

- Income volatility

- Property-side issues

- Industry on the bank's negative list

- Recent multiple inquiries

CIBIL is a necessary condition, not sufficient. We covered this in our rejection reasons post.

### Myth 2: "My CIBIL score is the only thing that matters"

Not true. Your CIBIL is one of seven things underwriters evaluate. The others are income stability, employment category, FOIR, property quality, banking behaviour, documentation, and existing relationship with the bank. A perfect CIBIL with weak income still means a smaller loan.

### Myth 3: "Checking my CIBIL repeatedly hurts the score"

Partial myth. **Soft inquiries** (you checking your own score, banks pre-checking for unsolicited offers) do not affect your score. **Hard inquiries** (when you formally apply for a loan) do — by 5-15 points each, recovering over 6 months.

You can and should check your own CIBIL freely. Each bureau is required by RBI to provide one free full credit report per year.

### Myth 4: "Settling old loans improves CIBIL fastest"

Wrong direction. Settling a loan (paying less than the full amount) shows up as "Settled" in your CIBIL — which is a *negative* mark. It is technically resolved but stays as a flag. **Closing** the loan in full (even years later) is the better outcome. If you settled in the past, work with the lender to upgrade the status to "Closed" before applying for a home loan.

## What Drives CIBIL Higher (And Faster)

If you have time before applying for a home loan, here is the prioritised list of what moves the score most:

**1. Reduce credit utilisation immediately.** This is the fastest lever. If you currently use 70% of your credit card limit, bring it to under 30%. This single change can move CIBIL by 30-50 points within 30-45 days.

**2. Pay every EMI and credit card bill on time.** No exceptions for 6+ months. Late payments hurt for 24+ months.

**3. Don't close old credit cards.** Length of credit history matters. An old, well-managed credit card adds value to your file even if you don't use it actively.

**4. Don't apply for new credit before a home loan application.** Hard inquiries cluster looks bad. Avoid new credit cards or personal loans for 6 months before applying.

**5. Pull your CIBIL report and dispute errors.** About 15-20% of CIBIL reports have errors — duplicate accounts, wrongly attributed defaults, settlement marks that should be closed. Disputing these can move scores meaningfully.

**6. Maintain a healthy credit mix.** A history of secured loans (home, car) with timely repayment is viewed more favourably than only credit card history. If you only have credit cards, taking a small consumer loan and paying it off cleanly can help over 12-18 months.

## The "Quick Fix" Schemes — Mostly Don't Work

You will see services advertising "credit repair" or "CIBIL boost in 30 days." Most of these:

- Charge ₹5,000-25,000 for what you can do yourself for free

- Cannot do anything that genuinely fixes your CIBIL faster than the natural cycle

- Sometimes file frivolous disputes that get rejected

The legitimate fixes are: pay your dues on time, reduce credit utilisation, dispute genuine errors. There is no faster path. Anyone promising one is selling you something.

## When CIBIL Can Be Worked Around

For borrowers with sub-650 CIBIL who genuinely need a home loan, a few legitimate paths exist:

### Path 1: Apply via NBFC or HFC

Companies like Bajaj Housing Finance, ICICI HFC, LIC HFL, and Tata Capital are more flexible on CIBIL. Expect:

- Approval at 650+ CIBIL (some go to 600+)

- Rate premium of 1-3% over banks

- Lower LTV (70-80% instead of 80-90%)

- Higher processing fees

### Path 2: Apply with a Strong Co-Applicant

If your spouse or parent has 750+ CIBIL with stable income, applying jointly can effectively shift the underwriting risk. Your CIBIL still matters, but a strong co-applicant compensates for it.

### Path 3: Improve First, Apply Later

For sub-650 CIBIL files, the cleanest path is often to spend 6-12 months building the score, then apply. The interest savings over 20 years from getting a 8.5% rate vs 11% rate dwarf any short-term opportunity cost of waiting.

### Path 4: Apply with Higher Down Payment

Some banks soften CIBIL requirements if you put more equity in (lower LTV). A 50% LTV file with 700 CIBIL may be easier to approve than an 80% LTV file with 720 CIBIL, because the bank's risk per rupee lent is lower.

## What CIBIL Specifically Does Not Predict

For all the importance placed on CIBIL, remember what it cannot tell the bank:

- Whether your income will continue at current levels for 25 years

- Whether your industry is in restructuring

- Whether the property you are buying is well-located

- Whether your spouse will continue earning

- Whether your business will sustain its current performance

Banks know this. CIBIL is one filter among many. A high CIBIL gets you in the door; the rest of the file determines the actual outcome.

## What I Tell Borrowers Worried About CIBIL

Three principles I find myself repeating:

**1. Pull your score 90 days before you plan to apply.** Time enough to fix issues, not so much time that things change.

**2. Don't obsess over the exact number.** 750 vs 770 CIBIL doesn't typically move the needle. 720 vs 770 does. 680 vs 720 does meaningfully.

**3. CIBIL is a score, not a verdict.** A weak score today doesn't mean you can't borrow. It means you should fix the underlying behaviour, then borrow.

## What I Told the Software Engineer

For the engineer with 678 CIBIL, we did the diagnostic together:

- One credit card was at 92% utilisation — easy fix, pay it down to 25%

- A 3-year-old "settled" entry was still showing — could be upgraded to "closed" by completing the original outstanding (~₹40,000 in his case, well within his means)

- One late payment from 8 months ago — would naturally age out in 16 more months

Net result, after 90 days of action: CIBIL moved to 728. We applied for the home loan at month 4 and got approval at standard rates. Had he applied at 678, he would have faced 100+ bps premium or rejection.

The 90-day delay saved him approximately ₹38 lakh over the 20-year loan tenure.

## What I Told the Business Owner

For the 820 CIBIL business owner, I had to push back on his assumption:

- His variable business income made FOIR calculation conservative

- His existing business loan EMI of ₹85,000 was a meaningful drag

- His ITR-declared income was 50% of his actual cash earnings due to tax optimisation

His high CIBIL was a positive — but his actual rate offer would still be at the higher end of the bank's range because of these other factors. He had assumed CIBIL alone would unlock the lowest rate. It does not.

We restructured his file — closed the smaller business loan, increased his last year's declared income, and timed the application after 6 months of stronger ITR. His final rate was 50 bps better than what he would have gotten from a rushed application.

## Peaceful Loans's Advise

CIBIL matters for home loans — but it is one of seven things, not the only thing. A 750+ score gets you in the door. What happens after depends on income, FOIR, property, employer, and bank fit.

If you have time before your home loan application, fix what is fixable in your CIBIL. If you don't have time, work with the score you have but fix everything else around it.
