A senior tech professional in Bengaluru called us last quarter, planning ahead. She was earning ₹3.5 lakh/month in Bengaluru but had identified a 6,000 sq ft plot in her hometown of Indore for ₹65 lakh. Her parents lived in Indore; her plan was to build a family home for them and her eventual retirement. Her Bengaluru-based banker had told her *"plot loans are only for plots in your work city, you can't take a plot loan for Indore from here."*

Her question to me — *"Mangesh, is this true? Or can I actually take a plot loan for my hometown property despite living and working in another city?"*

The honest answer is — yes, you can absolutely get a plot loan for your hometown land while living and working in another city. The Bengaluru banker's framing was misplaced. Plot loans aren't restricted by your residence/work location; they're restricted by the **plot's location relative to the bank's operational reach** and the bank's ability to verify the property cleanly. Most major banks comfortably fund hometown plots if the location is in their service area.

This post is the practical map for hometown plot loans. How they work, what's different from typical urban plot loans, and how to navigate them effectively.

## The Foundational Reality

Plot loans are governed by:

- Bank's operational reach (do they service the plot's city?)

- Plot's documentation cleanliness

- Borrower's eligibility (income, CIBIL, employment)

- **Kotak, Yes:** present but selective

### Smaller Tier 2 / Tier 3 Cities

- **SBI:** strongest presence (largest branch network in India)

- **PNB Housing, LIC HFL:** focused on these markets

- **Local cooperative banks:** sometimes available

- **Major private banks:** limited; may decline or apply higher rates

For our Bengaluru tech professional's Indore plot, all major banks (HDFC, ICICI, SBI, Axis) operate in Indore. Plot loan is straightforward.

## How Hometown Plot Loans Work Operationally

The structural mechanics:

### Step 1: Application From Your Current City

Apply through:

- Online portal (works regardless of location)

- Your current city's bank branch

- Bank's NRI/HNI desk if applicable

Application can be initiated from anywhere; the eventual processing involves both your current city (income verification) and the plot's city (property verification).

### Step 2: Income Verification in Your Current City

Standard verification:

- Salary slips and Form 16 from your current employer

- Bank statements from your current city's bank account

- Employment confirmation

This happens at your current location.

### Step 3: Property Verification in Plot's City

The plot-specific verification happens locally:

- Bank's empanelled lawyer in plot city does legal verification

- Bank's technical valuer in plot city does physical inspection

- State-specific land records reviewed at plot's location

For our Bengaluru-Indore borrower: lawyer and valuer empanelled in Indore handle the property side.

### Step 4: Bank Coordination Across Locations

Bank's internal coordination handles the multi-city aspect:

- Application acknowledgement at your current city

- Property verification work in plot city

- Centralized credit decision (typically not in either city)

- Sanction and agreement signing at your current city

- Mortgage creation at plot city's sub-registrar

For most major banks, this coordination is well-trodden process.

### Step 5: Disbursement Cross-Location

Funds disbursed to seller at plot's city. EMI debited from your current city's account. Standard banking infrastructure handles this seamlessly.

## What Makes Hometown Plot Loans Different

Five practical differences vs typical local plot loans:

### Difference 1: Travel Required for Registration

Property registration must happen at the plot's location:

- You travel to plot city for registration day

- Or execute Power of Attorney (POA) for someone in plot city

For our Bengaluru-Indore borrower: she planned a 3-day Indore trip for registration. Cleaner than POA for first-time plot purchase.

### Difference 2: Property Documents Must Be Sent / Brought

Original property documents need to physically reach bank for safekeeping:

- Sometimes seller's lawyer hands them to bank's representative at registration

- Sometimes you transport them to your current city's branch

- Sometimes courier with insurance

Plan this logistics step.

### Difference 3: Local Property Lawyer Becomes More Important

For cross-city plot purchases, local property lawyer in plot city is extra valuable:

- They navigate local sub-registrar processes

- They understand state-specific land records

- They can attend registration if you can't travel

- They flag local market issues (litigation patterns, common documentation problems)

If you'll construct on the plot while living elsewhere:

- Need local contractor management (in-person meetings, milestone inspections)

- May involve frequent travel

- POA for trusted family member or hired project manager often necessary

Plan the construction phase logistics before applying.

### Difference 5: Property Tax and Maintenance From a Distance

Even bare plots have ongoing obligations:

- Annual property tax payment (online for most municipalities)

- Layout maintenance fees (if applicable)

- Boundary wall maintenance / fencing

- Periodic site visits to ensure no encroachment

Many hometown plot owners coordinate with parents or family members for these touchpoints.

## The Special Cases for Hometown Plots

Most common HNI hometown plot scenario:

- Parents live in hometown

- HNI children in metros

- Build/expand family home for parents' use today, eventual extended family use

- Plot loan now, construction in 12-30 months

For this pattern: SBI's local branch in hometown often easiest. Strong relationships with parents' generation help.

### Pattern 2: Eventual Retirement Property

- HNI customer plans retirement in hometown after metro career

- Building home now while income is strong

- Property used initially for occasional visits, eventually full retirement

For this pattern: longer tenure useful (ICICI's 20-year tenure). Premium banking pricing if available.

### Pattern 3: Pure Hometown Investment

- HNI customer with long-term wealth diversification view

- Hometown plot as one component of asset base

- May or may not construct

- Sometimes converted to rental property later

For this pattern: standard plot loan with construction commitment within 3 years. May convert to home loan if construction happens; may face restructuring otherwise.

## What I Told the Bengaluru Tech Professional

For the borrower I mentioned at the start, we mapped her plan:

**Her situation:**

- ₹3.5 lakh/month net income in Bengaluru

- ₹65 lakh plot in Indore (her hometown)

- Loan need (70% LTV): ₹45 lakh

- Plans to build family home in 24 months for parents

- Eventual retirement intent (15-20 years horizon)

**Bank options:**

- SBI Realty (Indore branch known to her father): natural fit

- HDFC, ICICI: also workable

- LIC HFL: tier 2 city specialist

**Recommendation: SBI Realty**

Reasons:

- Her father had banking relationship at Indore SBI branch

- SBI's local presence simplified property verification

- Construction plans aligned with SBI Realty's plot + construction product

- Lowest absolute processing fee

**Application process:**

- Applied at her Bengaluru SBI branch (her salary account)

- Property verification done by Indore SBI team

- Credit decision centralized (took 8 weeks total)

- Rate: 9.55% (standard SBI Realty for her profile)

**Registration:**

- She traveled to Indore for 4 days

- Father coordinated local lawyer in advance

- Registration completed cleanly

- Property documents collected by Indore branch directly

**Outcome:**

- Plot purchased ₹65 lakh in March 2026

- Loan: ₹45 lakh at 9.55% over 15 years

- EMI: ₹47K/month — comfortable on her ₹3.5 lakh income

- Construction planning underway for father's expanded family home

The "you can't take a plot loan for hometown" advice was completely wrong. The banker was either misinformed or applying urban-bank assumption to her situation.

## Common Misunderstandings About Hometown Plot Loans

Three patterns of bad advice we see:

### Misunderstanding 1: "Plot Loans Are Only for Where You Live"

Wrong. Plot loans are for plots, regardless of borrower's residence.
